An Iskan is a certificate of occupancy, or more precisely, a document that confirms that a property (or part of it, such as an apartment) is ready to be used as a living space. When you buy a secondary residence, you will usually receive a skan for the apartment from the previous owner. If you do not have one, you should ask if there is a genel skan, and then it will not be a problem to get a ferdi skan. This can be done by the seller or by yourself. It is obtained from the local municipality where your property is located. Before obtaining a skan, it is mandatory to pay all tax debts on the property, pay the state duty at the Tax Inspectorate (Vergi Dairesi), get a signature from the developer and the inspection company. The fee for the issuance of a skan depends on the object itself - it can range from 100 liras to quite impressive sums for expensive properties.
