In this case, there is an option where you register 50% of the ownership in your name and the other half in your parent's name. Additionally, if your children are already adults, you can register 50% in your name and 50% in your adult child's name.
It is not advisable to consider a 1/3 share for obtaining a residence permit, as it does not provide sufficient grounds. Previously, there were no strict restrictions. However, due to a significant increase in the number of foreign citizens looking to purchase property in Montenegro, a new regulation has been introduced.
- People started buying cheap studios — for example, for 30,000 euros — and formed groups to register for residence permits.
- Due to these changes in legislation, the maximum ownership share for obtaining a residence permit can no longer exceed 50%.
Additionally, you will be able to register even 1/20 of a share in your name or others, but in this case, neither you nor any of your invitees will be able to obtain a residence permit.

All these documents need to be translated into Montenegrin.
Obtaining a residence permit based on real estate
If you are applying for a residence permit due to owning property, you need to provide:
- Either a passport for the site (non-construction sheet).
- Either a notarized lease agreement.
In this case, you also need to submit the same copies and certificates as in the previous option.
