In old Nessebar, the tiled roofs create an atmosphere of tranquility, reflecting the measured life of the locals who relax in cafes or enjoy the warmth of the sun against the backdrop of ancient walls.
New part of Nessebar
As for the new part of Nessebar, it is located on the mainland and represents a modern residential area, featuring hotels, rental apartments, cottages, and numerous dining establishments. The beaches here are famous for their clean white sand and crystal-clear blue water.

How do I get to Nessebar?
The nearest transport hubs providing convenient access to this picturesque city are located in Burgas. Regular flights from Moscow to this region of Bulgaria are operated by various airlines, such as Bulgarian Air, S7 Airlines, Transaero, Yamal Airlines, and Metro Jet.
In August, the price of a one-way ticket can vary from7000 to 25000 rublesAt the same time, the return flight from Burgas to the capital of Russia may turn out to be significantly cheaper, as at the end of the summer season, ticket prices start from2000 rubles.
How to get from Burgas to Nessebar?
You can get from Burgas to Nessebar by bus or taxi, and it will take approximately40 minutesIf you decide to fly out of Varna Airport, the journey to Nessebar will take about2 hours.
Taxis in Nessebar have reasonable rates.
- The trip from the Old Town to Sunny Beach during the day will cost1.5-2 euros.

For several years, there has been a decline in demand and prices for real estate in Bulgaria, especially in resort areas. In close proximity to Ravda, just a few kilometers south of Nessebar, new opportunities are emerging for acquiring affordable housing by the sea. Analysts note that in recent days there has been an increase in the number of secondary real estate listings in the Nessebar area. This trend somewhat resembles the events that took place between 2009 and 2012, when owners from the UK actively began selling their resort properties. Currently, the main flow of sellers in this market is made up of Russians. Despite a significant drop in property prices in Nessebar, experts emphasize that many owners are not willing to significantly lower their prices.
Housing prices
The price ranges for housing in this area are diverse. You can find properties starting from$500for a square meter for more budget-friendly options up to$1500for square meter for houses with enhanced comfort standards. Exceptional offers in the old town may have an even higher price per square meter. Experts warn that preparing a property for sale may require a significant amount of funds for renovations.
Active construction in the region
Nesebar, as well as its surroundings, is actively being developed with new buildings. The new constructions are already almost merging with Ravda, where the construction of residential complexes continues along the coast. In the first and second lines from the sea, you can find properties where the price per square meter reaches€1500When purchasing property in such complexes, owners will be required to make mandatory monthly maintenance payments, which range from€6to€15per square meter per year. On average, these amounts are around€300and above. There are also complexes available on the market with minimal services, which can be appealing to those looking for a more budget-friendly housing option.

The most affordable properties are located along the route leading to the main transport hubs and the city center. The initial price for such apartments starts at around€500per square meter. One of the most attractive projects at the moment is the residential complex "Chernoye More," located just500 metersfrom the beach. This project was initiated by the local authorities, who provided the land for its implementation. The buildings generally have4-5 floorsand they offer modern apartments with updated utilities. Price:
- Studios: from€22,000to€24,000.
- Two-bedroom apartments:€35,000.
- Three-bedroom apartments:€60,000.
Average housing cost
The average price of liquid housing in the new Nessebar starts from€1000per square meter. Additionally, in the vicinity of Ravda, you can find enticing offers for€800per square meter. Thus, the real estate market in this region offers numerous opportunities for both investment and living. Every potential buyer has the chance to explore the market and find a housing option that interests them.
The overall state of the real estate market in Bulgaria
Real estate in Bulgaria continues to be a relevant option, especially for Russian-speaking buyers who have a heightened interest in this market. A wide range of residential properties is offered here at quite reasonable prices.
Market offerings
- For example, in modern complexes built in 2010, a two-bedroom apartment with a stunning sea view, covering an area of 82 square meters, can be purchased for175,000 euros.
- There is also the option to buy a spacious house in the village of Ravda, with an area of about 100 square meters, at a price100,000 euros.
- For those looking for a more affordable option, it's worth considering a studio on the first floor of a new building in Nessebar, with an area of 40 square meters, priced at just24,000 euros.
- A one-bedroom apartment with an area of 80 square meters, located 50 meters from the beach and near the dunes, could cost45,000 euros.
- If you are interested in a two-story house, there is a property available in the village of Orizare with an area of 120 square meters at a price80,000 euros.
Trends among consumers
Russian buyers interested in real estate in Bulgaria are increasingly focusing on one-bedroom apartments. In recent years, investors' budgets have shrunk, and now they are considering options in the price range.35,000 - 40,000 euros...while previously most of them tended to set an average budget at the level of...50,000 - 60,000 euros.
Moreover, the decision-making process has become longer: some potential buyers may contemplate their ideal home for several months, and sometimes even more than six months. There is also a trend towards choosing ready-to-move-in homes with good finishes, while interest in ongoing projects, even if they have a good reputation, is declining.
Investor preferences
Investors prefer more expensive, but ready-to-move-in housing, even if such properties are located a bit further from the beach or developed infrastructure. As a result, there are difficulties in selling a number of projects that are still under construction in the market.
Rent in Nessebar
As for rentals, the prices for housing in Nessebar vary depending on the time of year and the duration of the rental. During the season, for example, the rental cost can range from25 euros per dayfor a small studio up to150 eurosfor a two-bedroom apartment.
- If we consider renting a one-bedroom apartment for a period of three months, then on average you will need about2000 euros.
- However, in September, the price of apartments may decrease to500 euros.
- The highest number of rental requests is observed during peak months, covering the period fromfrom July to early September.
Long-term rental prospects
In the long term, experts do not recommend relying on rental income as a stable source of revenue. Although residential properties can be rented out to local residents, such cases remain rare.
As of today, "seasonal renters" mainly use the services of travel agencies that work in partnership with management companies of residential complexes. Currently, there is no unified rental database, and creating one will take time, as experts note.
