Client dossier

Olga, who lives in the Russian capital. Agent: Portugality. Location: Portugal, Algarve region near Albufeira. Properties for sale: two apartments. Approximate cost: €450,000. Transaction: purchases were made in 2016 and 2019.

Why Portugal specifically?

This is the story of our love from the very first trip. In 2004, my husband and I felt a pull towards this country. Previously, our summer vacations were spent in various European countries as we searched for the perfect place to retire. Greece was among our favorite destinations, but soon we learned about the frequent rains in the autumn and winter months, which became a decisive factor in our desire to leave the gray climate of Moscow. Spain, with its bustling life and sharp temperature changes in spring, did not particularly interest us. After some time, looking at photos of Portugal provided by acquaintances, we decided to visit this charming place in the southern part of the country, where sunny days last for over 300 days a year.

First visit to the Algarve

During our first visit to the Algarve, we stayed at a hotel right by the ocean and immediately realized that we didn't want to leave. And that's exactly what happened: for the next ten years, we spent our vacations in this amazing region, gradually discovering its many facets. We traveled all over the country, admiring its beauty from north to south.

Attractiveness of the southern coast

The stunning sunsets on the Atlantic coast, the warm ocean waters, the mild winters, and the laid-back rhythm of life on the southern coast of Portugal greatly attracted us. We were also enchanted by the magical island of Madeira, which left us with vivid impressions; however, the frequent rains and distance from the mainland made it less appealing for permanent living. Lisbon, with its rich history and diverse cultural heritage, was extremely interesting, but it couldn't keep us in the hustle and bustle of a big city life.

Discoveries in Porto

On the other hand, Porto inspired us with its originality. This city is significantly different from other European cities — it is cozy and unique, yet its climate was humid and warm. We were also struck by the beauty of Braga and Coimbra, where various historical eras, culture, and modernity blend harmoniously. Nevertheless, the southern coast with its warm ocean and laid-back lifestyle seemed to us the most appealing option.

Real estate search

During our visit in 2014, we learned about the Russian-speaking real estateagency Portugality and asked for their help in finding small but comfortable apartments to explore potential investment opportunities. Soon it was time to make a decision, which turned out to be closer than we expected. By the end of 2016, already retired, we decided to invest our savings in purchasing property in Portugal and spend six months adapting to our new surroundings.

Exploring options for obtaining housing

During our conversation, we discussed two main options: the first is obtaining a permanent residence visa, and the second is renting a property through an agency followed by a move. We have been closely following the latest news regarding foreignreal estate by subscribing to a specialized Telegram channel to stay updated on market changes.

Definition of preferences

When choosing the right strategy, we outlined our preferences and decided to seek the services of qualified realtors. In December 2016, we traveled to the wonderful Algarve region to find suitable housing. At that time, we had clear requirements:

  • The property should be located in close proximity to the ocean.
  • Preferably in a quiet area.
  • An ideal option would be spacious one-bedroom apartments.

Fortunately, friends from the agency came to our aid, who understood our wishes.

Search and selection of real estate

Over the course of a month, we explored numerous real estate options in the Albufeira area. The choice was made in favor of this region due to:

  • Conveniently located with quick access to the highways connecting it to Lisbon and Spain.
  • Warm water in the ocean, which was significantly more comfortable than the shores to the west.

Buying an apartment

Ultimately, we became the owners of a cozy two-bedroom apartment in a modern premium residential complex, located just a few hundred meters from Falésia Beach. Our new home turned out to be perfect — it was:

  • One-bedroom apartment.
  • A large living room.
  • A spacious balcony where you can set up a grill.
  • Two bathrooms.

The apartments were located in a relatively new complex called“Pine Sun Park”and the cost amounted to225 thousand euros.

Infrastructure of the residential complex

The complex consists of several four-story buildings and offers residents access to two large swimming pools. The stunning Falésia beach stretches for five kilometers between the towns of Olhos de Água and Vilamoura, creating an incredibly beautiful and tranquil resort area. Nearby, you can find:

  • Luxury four- and five-star hotels.
  • Magnificent villas and townhouses.

Just a five-minute walk away, you'll find cozy supermarkets, cafes, and restaurants. The centers of Albufeira and Vilamoura are just a short 15-minute drive away.

Living conditions

The apartment was sold with furniture that was brand new and stylish. The kitchen was equipped with all the necessary appliances, and the autonomous air conditioning system created a comfortable microclimate on any day. At the time of purchase, all the spots in the underground parking were occupied, but we were quite satisfied with the option of free parking on the complex's premises.

Life in a new place

After six months of living in this wonderful place, we realized that we didn't want to go back, and the thought of renting out our cozy home never crossed our minds. About three years, filled with unnoticed happiness, flew by, where daily walks along the ocean shore, affordable food, and positive emotions significantly improved our well-being. We felt maximum pleasure and joy from life in this beautiful corner of the world.

Why do Russians choose Portugal for retirement living?

The time we spent in a relaxing environment did not contribute to the emergence of new ideas or improvements. However, in the spring of 2019, we learned from friends who work in the real estate sector about the sale of similar apartments in a neighboring building, including a parking space. This information sparked our lively interest in the option of generating passive income. Additionally, we hoped that in the future, our son's family would be able to move closer to us.

Over the past three years, the real estate market in the Algarve has undergone significant changes, with prices rising by approximately10%On average. The main reason for this is the high demand against a backdrop of insufficient supply. New construction in this region is progressing slowly and is of an individual nature, which is why large-scale projects remain largely unresolved.

We made the decision to act quickly, which allowed us to achievediscountapproximately4%from the initial price from the property owner. Here are a few examples of available properties on the Portuguese market at the moment:

Secondary real estate market

The secondary real estate market in Portugal offers a wide range of similar properties for rent, from short-term to long-term options. In recent years, there has been significant interest in rental investments, which provide stable income. For example, during the summer season of 2019, apartments on the coast were in high demand, with rental prices around 100 euros per day due to the high quality of housing and convenient location near the beaches.

The impact of the pandemic

Since the beginning of 2020, the situation has become more complicated due to the pandemic; however, many property owners who moved to Portugal have been able to successfully adapt to the new conditions. Comparing their lives in large cities like Moscow, they began to realize the advantages that coastal living offers.

For many, it was a pleasant surprise that even with the shift to long-term rentals, the income remains high, allowing them to fully enjoy a quiet life in an ideal climate.

Beaches of the Algarve region

The beaches of the Algarve region are renowned for their stunning beauty and cleanliness, making this area particularly attractive to potential buyers.

Many residents of Moscow and other countries are eager to purchase real estate, obtaining a residence visa and the opportunity to earn from renting out their properties.

Successful examples of deals demonstrate how one can ensure a comfortable existence while also earning additional income from real estate, which is a great investment for the future.

Buying property in Portugal

Buying property in Portugal during the pandemic has become not only a significant step for us but also a promising investment. Specifically, we decided to invest in two apartments with the aim of obtaining residency permits. We took advantage of the so-called "pensioner visa," which allowed us to legally settle in this wonderful country.

First stage: visa application

The first step on our journey to obtaining a Portuguese residence permit was purchasing our first apartment. For this, we obtained a category D visa at the Portuguese consulate located in Moscow. We provided an impressive package of documents confirming our financial stability, including:

  • spouse's pension;
  • income from freelance activities;
  • money from the sale of our property in Moscow.

The visa application process turned out to be quite complicated and took about two months. However, once we were in Portugal, we were able to obtain our residency documents without much difficulty, based on our visa. The procedure went smoothly, and we received significant assistance from the specialists at the agency Portugality.

Life in the Algarve

After moving to the Algarve, we noticed that there are many Russian-speaking immigrants living here, with whom we connected through shared interests in intellectual games and sports. Participating in various Russian-speaking groups on Facebook opened up opportunities for us to address various everyday issues and even meet some people face to face.

Russian-speaking community

However, it soon became clear that there is no single Russian-speaking community in Portugal. There are only small groups that communicate with each other due to their proximity, often within the same city. We realized that we differ from each other in lifestyle and habits. In Moscow, friendships developed over the years, starting from childhood and education in schools. Here, we needed time to explore our surroundings, to approach the choice of friends thoughtfully, and to find people with common interests for deeper and more meaningful conversations.

Studying the Portuguese language

Regarding the study of the Portuguese language, we started learning it back in Moscow and then continued our classes on-site. Free language courses are available for foreigners in Portugal. Several language schools offer special programs for different levels, such as:

  • A1-A2;
  • B1-B2.

After successfully completing the courses and passing the exam, an official certificate is issued. To apply for citizenship, it is sufficient to demonstrate a language proficiency level of A2.

Private lessons

In addition to courses, there are many teachers, including Russian speakers, offering private lessons, many of which are conducted online, making the learning process much more convenient. The average cost of group classes is about15 eurosper hour, and the price of individual lessons is discussed separately depending on the agreement between the parties.

Questions about obtaining residency in Portugal continue to be an important topic for many people. There are several effective ways to enjoy life in this wonderful country.

Acquisition of real estate

One of the most common methods is purchasing real estate. In this case, residency can be obtained in just five months, with minimum investments starting at 280,000 euros. This approach attracts many who are considering investing in Portuguese real estate.

Financial independence

In addition, there is the possibility of obtaining a residence permit for those who are financially independent. This process takes about six months, and the minimum investment amount is 8,460 euros. This offers a chance for many who wish to move from other countries to find a new home in Portugal.

Permission for digital nomads

Don't forget about the visa for digital nomads, which also has a processing time of six months, but costs start at just 37 euros. This is a great opportunity for remote workers to enjoy life in comfortable conditions.

Investments in the economy

Investing in the Portuguese economy can also lead to obtaining a residence permit. In this case, the process takes about five months, with a minimum investment of 200,000 euros. This is a good option for those who want not only to live in the country but also to develop their business.

Quality of life in Portugal

When it comes to life in Portugal, it is important to note that the level of comfort and quality of life here is surprisingly high. Many people are drawn to the laid-back pace of life. Even the Portuguese themselves admit that this quality can be criticized, but for many immigrants, laziness becomes a pleasant part of their daily routine. You don't feel the need to rush, which allows you to enjoy every moment.

The kindness of the Portuguese people

The Portuguese are known for their friendliness. Neighbors are happy to offer help, even if you don't ask for it. This creates an atmosphere of unity and hospitality, which is very important for people starting a new life in an unfamiliar country.

Quality of roads

The quality of the road infrastructure is also at a high level. Portugal boasts a well-developed network of highways. Although cracks sometimes appear during the summer, they are quickly repaired, and the road surface is regularly updated. Drivers generally tend to adopt a slow driving style, but occasionally you may encounter more aggressive drivers, often from neighboring countries like Spain or the UK.

Service industry

The service industry in the country can become a topic of discussion among immigrants. Sometimes processes take longer and may not always be of high quality. This is especially true for hair salons and auto services. Nevertheless, there are positive aspects to be found here as well.

  • For example, the annual vehicle technical inspection takes place without delays.
  • You can schedule a technical inspection online, which makes the process more convenient and efficient.

Banking services

Portugal also offers quality banking services. Most transactions can be conducted online or through ATMs, which significantly simplifies life for immigrants. There is the option to quickly make an appointment with a doctor, get a prescription, or order groceries for delivery.

Foreign Affairs Service

Among the foreign services discussed in Russian-speaking groups on Facebook, SEF (Service for Foreigners and Borders) stands out, as it deals with visa processing and permit extensions. Due to the pandemic, some processes have slowed down, leading to longer visa issuance times.

  • Documents whose validity has expired are automatically renewed, which partially solves the problem.
  • A similar situation is observed with obtaining citizenship, a process handled by the Conservatória do Registo Civil.

Prices for goods and services

The prices for goods and services in Portugal are quite pleasing. Quality products can be purchased at reasonable prices, and fresh fruits are available year-round. The Algarve region is famous not only for its oranges but also for figs and almonds, as well as a variety of exotic fruits imported from other countries.

Utilities

The utility services here are comparable to Moscow's rates for similar square footage. Thus, living in Portugal offers a successful combination of high quality of life and affordable prices, making the country attractive to immigrants and tourists.

Conclusion

In conclusion, I want to share my feelings and thoughts about buying a home in Portugal, which turned out to be not only a profitable investment but also a true transformation of our lives. When my husband and I first found ourselves on this beautiful southern coast in 2004, we could never have imagined how profoundly it would change our perception of the world and happiness. Portugal, with its mild climate and magnificent sunsets, has become a source of inspiration and tranquility for us, something we had been searching for so long in various corners of Europe.

When we bought an apartment in the Algarve, we looked to the future with both anxiety and hope, not knowing what surprises it had in store. Indeed, in 2016, we took an important step by investing our savings in real estate. This alternative to renting seemed more promising to us, and, as is often the case, the risk paid off. Now we have a cozy place under the sunny sky, where each day begins with bright light and fresh morning air.

Our new habits

Since we moved, life has taken on new colors. Strolling along the beach, getting to know the locals and their cultures, discovering new cafes and restaurants—each day becomes a unique experience that strengthens our love for this place. We have felt an incredible sense of peace and harmony that we could not always find in the homes we lived in before.

Why Portugal?
  • Climate:A mild climate and over 300 sunny days a year.
  • Culture:A rich history and a unique culture.
  • Calmness:A more relaxed pace of life compared to large cities.

On one hand, it was our choice, but on the other hand, it was a fateful decision that opened new horizons for us. We continue to follow the trends in real estate with hope and interest, as our experience may be useful to others who dream of living in this wonderful corner of Europe. Portugal has become our home, and now we want to share this dream with others.

Results

Life is full of surprises, and I'm glad I chose Portugal one day. Perhaps some of the readers will also decide to take such a step, and I can only wish them good luck on this journey!
