The research by ISEE has confirmed that2022 has been a great year for the real estate industry in Caledonia, which is in line with the opinion of most professionals.

The latest ISEE study probably did not surprise real estate professionals. The Institute of Statistics and Economic Studies claims that the industry bounced back last year after a particularly bleak2021.

During2022, real estate transactions amounted to over91 billion CFP francs. This level has not been reached since2014. This sum is directly related to the volume of transactions, which increased by32% in a year, with more than2900 contracts signed last year.

The trend is particularly noticeable in Noumea, where half of all sales are concentrated. It is also noticeable in the north, where sales volumes have not been so high for nine years. Apartment sales, which decreased from2015, "are sharply rising again (+59.9%) and once again becoming dominant in the market," according to ISEE.

The details show a significant increase in home sales, especially four-bedroom homes, which make up half of the market.

It also notes an average price increase of 6.5%. "It is more noticeable for apartments than for houses and remains stable for building land," emphasizes ISEE.

The Institute also notes the emergence of a new dynamic in the new-home market. Last year, 164 new residential units were sold, nearly double the number sold in 2021. The share of first-time buyers, however, has decreased, "although there are more first-time buyers than in 2021." More than half of them chose to establish themselves in Noumea and Paita.

The indicators for 2022 are particularly good, but nothing guarantees that the conjuncture will remain the same this year. After all, between economic difficulties and rising interest rates, professionals are unanimous: the industry has entered a zone of turbulence in 2023.
