€7,500 per hectare! Agricultural land has become more expensive: where to go now for the cheapest fields in Serbia?
According to the Geodetic Institute, agricultural land prices in Serbia have increased by more than20% over the past3 years. If in2020 a hectare cost6,100 euros, today you would need to pay around1,400 euros more for the same area, meaning7,500 euros per hectare.
According to current listings on real estate websites, prices for agricultural plots range from 50 euros and up, depending on the soil composition, terrain, location, and whether trees have been planted or not...
The most expensive fields in Serbia are those that have access to the highway, are located near a city, or are close to a tourist spot. Additionally, as noted on one of the real estate websites, it is currently very popular to buy cheap agricultural plots and convert them into land for construction, and investors are particularly interested in plots near residential areas. These are currently the cheapest fields in Serbia.
By browsing the listings, one can find prices significantly below the average. For example, in the village of Čelije near Gađin Han, a 50-hectare plot is being sold for 2,500 euros. In the vicinity of Mount Rtanj, near Sokobanja, in the village of Vrmdža, an agricultural plot of 5.3 ares is being sold for 3,500 euros.
On the slopes of Mount Fruška Gora, near Irški Venac, a plot of almost 3 hectares is being sold by the owner at an inflated price of 650,000 euros, which is about 2,320 euros per are. The price is justified by access to the road, developed infrastructure, and the fact that construction of a 400 square meter building is nearly complete on the plot. A similar field of 400 ares is also for sale in Kosmadema at the same price. The owners note that blueberries have already been planted on the mentioned 4 hectares, and there is all the necessary infrastructure. This is where the most fields have been sold this year.
In the first 6 months of this year, according to the Geodetic Institute, 9,372 agricultural plots were sold. The most expensive fields were sold in Novi Sad, Bačka Palanka, and Vrbas, while the cheapest fields were in Zaječar, Aleksinac, and Kragujevac. Thus, in the first 6 months, the price per hectare of agricultural land ranged from about 400 euros to 36,700 euros!
