A76-apartment residential complex for low-cost living will be built on the main street of Yonkers.
In Yonkers, a10-story mixed-use building will be constructed soon, featuring76 affordable housing units and commercial space on the ground floor. The project, named "Saint Clare", is within walking distance of the Metro North train station, Bee-Line bus routes, downtown area, and waterfront parks. It will include a fitness center, community room, and rooftop terrace on the top floor.
Construction and addition to the existing housing stock
On Wednesday morning, Governor Kathy Hochul and city officials held a groundbreaking ceremony. The construction is expected to be completed by 2025.
Yonkers Mayor Mike Spano stated that this project complements the city's growing housing stock with modern, affordable, and environmentally sustainable amenities.
"Yonkers continues to be a leader in Westchester County in providing quality housing at low prices that is fair and inclusive," said Spano.
Diversity of available housing
As part of the project, a diverse selection of apartments will be offered - 12 studios, 36 one-bedroom, 23 two-bedroom, and five three-bedroom units. They will be occupied only by tenants whose income is 80% or below the average income in the Westchester region.
Rella Foliano, the CEO of MacQuesten Development, stated that the project is an example of how public-private partnerships strengthen the community.
“There are many properties available at market rates; we need more affordable housing,” she said. “The essence of the community is having affordable housing.”
Energy efficiency and financing
The building will be energy-efficient, utilizing electrical appliances, including heat pumps for heating and cooling, as well as low-water consumption plumbing fixtures.
"St. Clair" is part of Governor Hochul's comprehensive $25 billion housing plan, which aims to create or preserve 100,000 affordable housing units across the state.
Governor Hochul stated that affordable housing is a human right and that more affordable housing is needed.
“If we don’t build more housing, the residents of New York will suffer. They will suffer directly,” she said. “The cost of living is becoming too high. And we can do something about it if we can tackle the most expensive factor of living costs for them. That’s rent or mortgage.”
Results of previous efforts
In the past five years, the State Agency for Housing and Community Development has created or preserved 1,266 affordable housing units in the city of Yonkers.
“It’s simple – supply and demand. You build more, prices go down,” said Hochul.
