Joybird has identified the best states for house flipping based on the highest return on investment and several other factors. The study by Joybird, a company specializing in handcrafted furniture, analyzed 11 factors in the real estate market across the United States to determine the best locations for maximizing profits from house resale.
The factors were determined based on data from Zillow, Redfin, the U.S. Bureau of Labor Statistics, and other sources. They include:
- the median house price
- the average price of houses that need repairs
- the number of such houses
- median days on the market
- gross profit from reselling houses
- property tax rate
- the average cost of kitchen renovation
- the average cost of bathroom renovation
- the number of real estate agents
- the number of construction managers
- the number of workers in construction
Five out of the top ten states in the final Joybird ranking are located in the South, indicating that this region of the United States is ideal for house flipping. Louisiana ranks as the top state for house flipping. The average price of homes needing repairs in Louisiana is $196,763. The state also offers a large workforce in construction.
The second best state for house flipping is Michigan, with a score of 38.3 out of 50. According to a report by Motley Fool, the gross profit from house flipping in Michigan in 2022 was $58,247, with a gross margin of 51.70%. The average home price in Michigan is $235,361, which has increased by 2.3% over the past year.
Alabama ranks third with a score of 37.7 out of 50. The average home price in Alabama is $223,246, which has increased by 4.6% over the past year. This is nearly half the national median sale price of existing homes in the U.S., which is $410,200.
