Akstom is starting the reconstruction of the former ThyssenKrupp industrial site - Business Journal - Pays de la Loire
The first stage of the reconstruction of the ThyssenKrupp site in Saint-Barthélemy-d'Anjou concerns only 2.4 hectares out of nearly 8 hectares, where the German elevator manufacturer had industrial activities until the beginning of 2023.Nevertheless, the Parisian group Axtom, which acquired the land, has already invested around 22 million euros to create a future business park.
The company will start working on this business park at the end of 2024, and the development will take place in two phases.“In total, we will build 6 buildings with 58 workspaces ranging from 156 to 350 square meters, available for rent or purchase,” explains Axtom Group Vice President Klemann Van Thornhout. This program has been launched on a vacant lot because the target audience—small and medium-sized enterprises—needs the opportunity to inspect the buildings to envision themselves there. These are raw spaces that we can renovate according to the tenants' wishes.
The first complex of three buildings is set to be completed by the end of 2025, and the second complex will begin immediately after its completion.“Depending on the sales pace of the first part,” the manager explained, aiming to complete it within a year. “The village” is expected to be fully completed by the beginning of 2027.
This is the first operation carried out by the Parisian group Axtom in the Angelica urban agglomeration.This group of entrepreneurs, spread across France and consisting of 240 employees with a turnover of 208 million euros in 2023, has four subsidiaries: Anchoris, which supports municipalities in business placement; Axdev, which designs and develops real estate; Axess, which implements completed construction; and Octalise, which is a real estate holding. "We have a wide range of professions and services, and thus we cover all areas of commercial real estate to support territories and businesses in their development," notes Clément Van Thornhaut.
In the western part of France, where the group has built over 2 million square meters since its establishment in 2015, it has already carried out operations, including in Cholet (Maine and Loire), Le Mans (Sarthe), Orvault (Loire-Atlantique), and Tours (Indre and Loire).
On the territory of the former ThyssenKrupp factory, in addition to the future business park, there are still 4.8 hectares of land remaining.whose purpose has not yet been determined: "We are in negotiations with several participants," says Clement Van Thornhout, "and we will most likely work on a turnkey basis for one or more clients. We also do not rule out the possibility of developing an additional business park on part of this land, depending on requests and needs." According to the manager, the entire project is expected to be completed by 2027-2028.
