The private investment in Indian real estate exceeded five billion US dollars in 2019. Companies from the US, UAE and Singapore continue to remain optimistic about the sector, while Japanese and South Korean investors are looking at investment options in 2020.

According to Anarock Capital, US-based Blackstone continues to be active in Indian real estate and has invested over $1.8 billion in 2019, up from $1.1 billion in 2018. Other active investors include Hines (US), ADIA and Lakeshore (UAE) and Xander Group (Singapore). Some Japanese companies are exploring investment opportunities in Indian real estate and are expected to come into play in 2020, along with pension and insurance funds. Companies from South Korea are also showing interest in the Indian commercial market. Mirae Asset Financial Group shows interest, but it is too early to say when and where to invest.

In the last five years, the Indian real estate market has attracted more than $16.6 billion in foreign investment. In 2020, the focus will be on investment in Class A commercial real estate and the last phase of financing for residential projects.

According to Anarock Capital, the MMR and NCR regions were the most attractive for investors in 2019, receiving about $2.7 billion in investments, representing 53% of the total. The commercial segment continues to attract investors, with a total investment of more than $3.3 billion. The retail and residential segments also received more investment in 2019 compared to the previous year. Residential real estate investment amounted to $395 million, while the logistics and warehousing sector attracted about $200 million. Mixed projects received investments of about $155 million.

Total investment in Indian real estate remained roughly flat in 2019 compared to 2018, but NCR was once again the top destination for private investment this year. Commercial real estate and retail have helped the region attract investment from both abroad and domestic.
