Belgrade municipality marks a drop in apartment prices! Square meters now start from 600 euros: New updates.

According to Mirjana Nedeljkovic, head of sales at the advertising website Sasomange, the prices per square meter have decreased the most in Palilula - by 7.7 percent, and here you can find an apartment for around 600 euros per square meter.
Finding affordable housing these days can be a real undertaking. - The offer on our portal is very diverse, and the price range mainly depends on the city in which the property is sought. If we choose our capital or Novi Sad, which closely follow each other, a little more money will be required, while in the rest of Serbia the situation is a little better. In Belgrade, prices per square meter range from 1,700 to 7,000 euros, depending on location and quality of construction. Novi Belgrade is still one of the most attractive locations, primarily because most of the business activity is concentrated there. Vračar, one of the most popular districts of the city, also ranks high due to the decreasing number of available land plots for construction - says Nedeljković and adds that one should not forget about the right bank of the river, i.e. Belgrade on the Water and Dorčola.
Photo: Sasomange House by the river According to her, living right by the river is the dream of almost everyone who chooses Belgrade as a place to live: - Novi Sad has slightly lower prices per square meter, although it closely follows Belgrade. The urban core also does not lose its appeal, but Novi Sad is slowly sinking towards the river, so there is more and more talk of large projects on the banks of the Danube. Petrovaradin and Micheluk are attracting attention because of their location close to the urban center, and there are a large number of new and ongoing projects. As for the increasingly popular properties in the mountains, prices per square meter on Zlatibor and Divcibaram range from 1,600 to 3,000 euros.

However, places in Belgrade, a bit far from the center and less popular, hide very affordable real estate. For example, in Mirijevo you can find a pretty decent studio for 29,000 euros. Mirievo, by the way, belongs to the category of places with a lower price per square meter.
- Most of the apartments are in good condition and suitable for further living, but new buyers usually prefer renovation and modification of the purchased apartments. As you know, the government has approved subsidies for young people who want to start a life together and buy a new house in rural areas. In addition, most banks support young people in buying real estate through favorable interest rates on mortgage loans and other favorable loan products.
Living in the center However, the fact is that those who want to find more affordable housing in Belgrade should choose places further away from the center.

As the part of the city with the lowest price per square meter, Padinska Skela stands out, where the price per square meter starts at less than 600 euros. However, if someone prefers the more luxurious areas of the city and is willing to spend more money, they will have many more options. Notable locations include Vest 65, Belgrade Waterfront, Block A, and the K district. The prices per square meter here are much higher than in the rest of the city, with the highest price per square meter being for apartments in Belgrade Waterfront, where a sale of a 139-square-meter apartment was recorded at a price of 9,495 euros per square meter, - emphasizes Nedeljković and adds: Mirjana Nedeljković
The rise in prices per square meter in the rest of Serbia
Compared to real estate prices in Belgrade and Novi Sad, the rest of Serbia presents a more favorable picture, but there is certainly an increase in the price per square meter here as well. New construction projects have also been registered in Kragujevac and Niš, as well as in the mountains (Zlatibor, Kopaonik, Divčibare). Vrnjačka Banja, Srebreno Lake, and Sokobanja are also attractive places for domestic and foreign investors, says Nedeljković. Due to a more urban lifestyle, more and more young people are choosing to live in the city center to be closer to all their daily activities. What interests young people is mainly real estate in the Old Town and Vračar, possibly part of Savski Venac or somewhere by the river, for example, in Belgrade Waterfront. With the increasing number of people working in the information technology sector and the size of their incomes, young people are increasingly opting to buy housing in new developments, as they see this as an additional advantage - VAT reimbursement if it is their first real estate purchase.
