Branded apartments are popular in Spain: more offers and prices up to €30,000 per m².

Spainis preparing to lead the way in launching a new concept of ultra-luxury housing in Europe. Entitled ‘branded residences’, the model began its development inU.S.four decades ago and is gradually gaining popularity in the Spanish market with high profile brands such as hotels, fashion brands and automotive giants.

Market development

At the present time in theSpainfive projects comprising 300 dwellings of this type are under development, although forecasts point to growth of more than 300% in the coming years. According to consulting firm Colliers, the supply will reach 1,200 units in four years, spread over 17 sites in the country's main tourist areas. Moreover, prices will be increasingly high: in some cases they will range between €20,000 and €30,000 per m2, clearly above the €15,500 per m2 for which the ‘branded residences’ of the Four Seasons Hotel in the center were sold forMadridIn 2017.

New projects

This project from the hotel chain complements the one completed by their partner Mandarin Oriental inBarcelonaas well as three projects promoted by Abama in Santa Cruz de Santa Cruz.Tenerife.

A total of 278 units are being offered for sale. Nevertheless, with projects in development and planned, there will be 1,200 ultra-luxury residential units in Spainhouseswith exclusive design, privileged location and services in just four years.

Market participants

Hotel brands (Four Seasons, Marriott, Mandarin Oriental or Hilton) are behind the new projects, as well as some of the world's most famous fashion brands (Dolce & Gabbana, Karl Lagerfeld, Ellie Saab or Missoni) or some of the most famous automobile brands (Lamborghini).
