The prices of houses in Serbia are even lower than the most affordable apartments, just take a look at the numbers.
Rental prices for housing in Novi Sad continue to rise. This city is one of the leading ones in Serbia when considering the cost per square meter of real estate. According to data from the Republic Geodetic Authority, last year the real estate market in this city was valued at 470 million euros, ranking second right after Belgrade, where the real estate market was estimated at a whopping 2.2 billion euros.
Excluding emergencies, housing prices in Novi Sad have been rising in recent years. The increase in housing prices is also supported by a large number of new constructions. Agents note that despite the high number of apartment listings, demand in Novi Sad still exceeds supply. According to a study by the real estate website 4zida.rs, the average price per square meter for apartments and houses in Novi Sad fluctuates.
The most expensive apartments are located in Sayemshchik, where the average price exceeds 2000 euros per square meter.
If you are looking for the most affordable apartments, pay attention to the areas of Veterinaria, Adici, and Satellite, where the average price of an apartment in old buildings is around 1000 euros per square meter. On the other hand, houses for sale in Novi Sad are cheaper than the cheapest apartments. The average cost per square meter of a house is 703 euros.
The most expensive houses are in Sajem (1535 euros/sq.m) and Grbavica (1446 euros/sq.m), followed by houses in the Adamovićevo settlement and the city center. The most affordable houses are in suburban villages - Bukovac (405 euros/sq.m), Bočkam (400 euros/sq.m), and Begić (395 euros/sq.m).
It's interesting that even during the state of emergency, the prices of houses in Novi Sad, both for sale and for rent, continued to rise.
