According to data from the Central Statistical Office of Montenegro, in 2023, the average price per square meter of housing in the country was €1,532. In Podgorica, the average price per square meter was €1,585, in the coastal region of the country it was €1,577, in the central region it was €696, and in the north it was €1,220.

The average price per square meter of an apartment in new construction largely depends on the share of apartments that fall under the category of cooperative housing.

It should be noted that this study does not reflect the supply and demand for new apartments on the market, but takes into account the prices indicated in concluded sales contracts, as emphasized by the Central Statistical Office of Montenegro.
