In March 2023, the average price per square meter increased by 2.25% compared to the previous month. The most significant price increase is in Belgrade (+3.30%), where the average price per square meter is 2.409 euros, followed by Novi Sad (+1.98%) - 2.340 euros, Kragujevac (+1.97%) - 1.126 euros.

In analyzing the change in real estate prices over the year, prices in almost all locations have increased by more than 20%. Over the last year, the price per square meter in Novi Sad increased by 40.70%, in Niš by 34.05%, in Kragujevac by 30.85%, while in Belgrade the increase over the last year was slightly less compared to other major cities and amounted to 26.21%.

The cost of rent

Rent prices also saw an increase of 1.53% from the previous month. The most significant increase was recorded in Kragujevac (+2.91%), where the rent of an average one-bedroom apartment is 265 euros, in Belgrade (+2.11%) - 700 euros, in Nišu (+1.81%) - 337 euros, while in Novi Sad rental prices decreased compared to the previous month (-0.18%), where the rent of an average one-bedroom apartment is 516 euros.
