Recently, a total of 6 properties were sold for 120,000 dinars. Now that the excitement has calmed down a bit after the summer, it might be the perfect time to start looking for a country house or a "second home" that can be prepared (renovated) for next summer. The good news is that property prices, which were at their peak worldwide for much of 2021, are expected to start decreasing soon. This trend has also reached Serbia.

The market needs to "cool down," and affordable country houses can be found in Zrenjanin, Kikinda, Leskovac, Pirot, Jagodina, Subotica, Sombor, Kragujevac, and Bor, as well as in their surroundings. We can conclude based on data from the Republican Land Administration that in these cities, houses were purchased at the lowest prices from January to the end of June this year.

While prices were highest in the center of the season, it can be assumed that in the following months they will be even lower and in the mentioned cities properties could be found for as low as 1,000 euros.

Even 6 properties were sold for the amount of 120,000 RSD, and another 5 were 200-500 euros more expensive.

So, in fact, you can buy a house for the price of a cheap used car. However, this doesn't mean that such a low price is common everywhere. The average cost is 10,000 euros, and let's not forget that the most expensive property was sold for a whopping five million euros.

It is located in the Sava region, where the prices per square meter for apartments are among the highest in Belgrade and especially in the country. Investing in country houses can actually be a profitable business. Not everyone buys them for personal use; some purchase a plot of land with a house, completely renovate it, and then rent it out for a long term or by the day.

The most popular places are mountains like Tara, Zlatibor, Fruška Gora, as well as urbanized or isolated areas near forests, lakes, and rivers, and these 5 factors increase the price and value of every country house in Serbia.
