Affordable real estate is disappearing in Greece's major cities

Greece's main urban center, Thessaloniki, has seen a huge decrease in available housing for rent and sale. According to the latest data, the number of available properties, both for rent and for sale, has decreased by 37% and 40% respectively. This situation is due to the widespread shortage in the real estate market in Greece.
Compared to Athens, Piraeus, Patras and Heraklion, Thessaloniki is the absolute leader in reducing the amount of affordable housing in 2023, both for rent and for sale, regardless of its size: from small apartments of up to 80 square meters, to the medium category of 81 to 120 square meters and larger dwellings of 121 and above square meters.
The data was obtained from a database of advertisements. Of the five main cities in Greece, only Piraeus showed a slight increase in available real estate properties only in the sales segment, and then not more unequivocally.
