In the last two years, real estate prices have increased by about 30 percent. This rise is primarily due to an increase in demand, especially in large cities, and then this situation has spread to smaller towns as well. An example of a small town where the demand for real estate has sharply increased is Pirot, where a new residential complex, which locals jokingly call "Pirot on Water," is already completely sold out.

In Subotica, residential buildings are currently being constructed on 40 plots, and the price of around 1,200 euros per square meter is guaranteed only with advance payment. There is also a demand for houses, mainly small-sized, in the city center and by Lake Palić.

In Užice, there is also an increased interest in purchasing and constructing residential buildings.

It is forecasted that prices will stabilize over the course of the year.

As for the decline in real estate prices in Serbia, unfortunately, we cannot expect this in the current fiscal year. In Majdanpek, the price per square meter is around 300 euros. Except for the capital, apartments are most expensive in Novi Sad, ranging from 1,500 to 3,000 euros per square meter for older buildings.
