The cost of real estate in Serbia continues to rise, with Novi Sad and Kragujevac following Belgrade. In March 2023, prices per square meter increased by an average of 2.25% compared to February, with the most significant growth observed in Belgrade (+3.30%), where the average price per square meter is €2,409. This is followed by Novi Sad (+1.98%) with a price of €2,340 and Kragujevac (+1.97%) with a price of €1,126. In Niš, there is a slight decrease in prices (-0.02%), with the average price per square meter here being €1,441. According to the website mojanekretnina.rs, overall, housing prices in the country have increased by more than 20% over the year.

In Novi Sad, the price per square meter has risen by +40.70% over the past year, in Niš by +34.05%, in Kragujevac by +30.85%, and in Belgrade by +26.21%.

For example, in the center of Belgrade, the highest price per square meter is €3,445, followed by Vračar at €3,304, and then Novi Belgrade, where the current average price is €2,713 per m². In the old town, the price per square meter is €2,610, in Voždovac it is €2,327, and in Zvezdara it is €2,309. Property prices in Surčin in March were €1,204 per square meter, in Obrenovac €1,091. Mladenovac is one of the cheapest areas with a price of €961, followed by Grocka (€895) and Barajevo (€727).

Regarding rental prices, rents have increased by +1.53% compared to the previous month. The largest growth was observed in Kragujevac (+2.91%), where the rent for a two-bedroom apartment is 265 euros, in Belgrade (+2.11%) - 700 euros, and in Niš (+1.81%) - 337 euros. At the same time, rental costs in Novi Sad have decreased compared to the previous month (-0.18%) to 516 euros for a two-bedroom apartment.
