The prices of real estate in Serbia are on the rise again, although there was already a stabilization in July, in August the price per square meter increased in almost all districts. The highest price increase was recorded in Palilula in Belgrade, while Mirijevo still has the lowest price per square meter. The August report from the portal Nekretnine.rs shows that prices in the capital are on average higher than in July. An increase in the price per square meter was noted in Belgrade, Novi Sad, Niš and Kragujevac, while only in Pančevo the price decreased. An explosive 2022 in the market was followed by a challenging 2023, considering all factors on a global level, most notably the tightening of monetary conditions, which led to an increase in reference interest rates, the rise of which affects the economy and the population, Jelena Davidovic, sales leader of advertising portals Nekretnine.rs, previously reported for Blic. Market conditions are changing, as well as the ratio of supply and demand, which entails certain changes in the price per square meter.

In Belgrade in August, the price decreased only in two monitored locations, the city center and Novi Beograd. In addition to the price decrease, the most expensive square meter is traditionally located in the city center and its price is 3,409 euros per square meter, which means a decrease of 0.81% compared to the previous month. The price per square meter in New Belgrade is 2,667 euros, which means a decrease of more than 1% compared to the previous month. An increase in price per square meter was noted in Mirijevo, Palilul, Vozdovac and Vračar. Palilula recorded the largest price increase per square meter at 2.62%, with a current price of €2,467. Then the price per square meter in Vojdovac is 2,493 euros, which means an increase of 1.5% compared to the previous month. Mirijevo still has the lowest price per square meter compared to other districts of Belgrade, but the growth trend is also present in this area. The price per square meter in Mirievo in August was 1,894 euros, an increase of 1.39%.

The upward trend is also present in Vrachar. The price per square meter has increased by 0.81% over the past month and amounts to 3,361 euros.

The biggest increase in the price per square meter was registered in Palilula in Belgrade, where the price per square meter increased by 4.52%. The average price in July was 2,404 euros per square meter. After Palilula, the price per square meter has also increased in Vračar - 1.21%, with an average price of 3,334 euros, which makes Vračar the second most expensive district in Belgrade and Serbia.

In Novi Sad, two districts recorded an increase in the price per square meter, in Novo Naceљe district the price slightly decreased, while the price in Grbavica remained at the same level. The most expensive square meter is located in the center of New Garden and its price is 2,682 euros, which means an increase of 2.48% compared to the previous month. The district of Podbara also recorded an increase in the average price per square meter by more than 2% and the price amounted to 2,498 euros. Grbavica district keeps the price the same as in the previous month and the price per square meter is 2,603 euros, while in Novy Naseљe the price is 2,075 euros.

In Nishu, the average price per square meter increased in two districts, while one district recorded a low price per square meter and in Palilula district the price per square meter remained the same. The only neighborhood in Nišu that recorded a decrease in price is Bulevar Nemanjić. The price per square meter in August was €1,650, a decrease of 2% compared to July. The price per square meter in the district in August decreased by 0.40% and amounted to 1,500 euros, while the highest increase was registered in the Durlan district among all districts in Serbia. The price per square meter in this area has increased by 4% in just one month to 1,450 euros. Palilula district keeps the price per square meter the same as in July at 1,500 euros.
