Interest in February: homes in El Paso are selling at high prices

According to an analysis of Realtor.com data, the median home price in El Paso County was $299,000 in February, up 1.4% from the previous figure of $295,000. Compared to February 2023, the median home price rose 0.6% to $293,475. Note that these statistics only apply to homes for sale in El Paso County, not homes already sold. The median square feet of homes in El Paso County is 1,884 square feet, with a median price of $164 per square foot. The price per square foot of homes for sale has increased 3.7% since February 2023.

Homes in El Paso County are slow to sell, averaging 67 days, compared to the national average of 61 days in February. In the previous month, the average time to sell was 76 days. There were approximately 844 new homes on the market in February, a 10.6 percent decrease from the 944 new listings in February 2023.

Note that the average home price provided by Realtor.com may not account for many or even most homes on the market. Price and volume reflect only single-story homes, condos or townhomes. These statistics do not include most new construction and pending transactions.

In the general El Paso region, the median home price rose to $298,570, up slightly from the previous month. The average home in the county is 1,884 square feet and the average price per square foot is $164.

In Texas, the median home price was $359,950, which was also the same as January.

Across the U.S. as a whole, the average home price was $415,500, up slightly from the previous month. The average U.S. home for sale is 1,819 square feet and the price per square foot is $224.

The median home price presented in this report is the average of all homes or condos listed for sale over a given period of time. Experts believe that the median price provides a more accurate representation of market conditions than the average home price, which is calculated by adding all listing prices and dividing by the number of homes sold. The average can be skewed by individually low or high prices.
