If you have invested in real estate in Dubai, you may be eligible for a two-year residency, allowing you to stay in the country without a sponsor and bring your family to the UAE. If you own a property worth at least AED 750,000 or you and your spouse jointly own a property of the same value, you can apply for an investment visa for investors through the Dubai Department of Lands (DLD) Cubic Center. You can only apply for a visa while in the country. The DLD Cube is an integrated customer service center for real estate investors to help them complete all the necessary steps to apply for residency. Here's everything you need to know.
What requirements do you need to fulfill in the UAE?
- Owning real estate in the UAE worth at least AED 750,000.
- If the property is mortgaged, a No Obstruction Certificate (NOC) from the bank or developer and a mortgage statement is required.
- If the property has been built and is not under construction, proof of payment of 50 percent of the total value of the property - at least AED 375,000 - is required.
- If it is a joint property between husband and wife, the share must be equal for both parties. If there is no equity, the top shareholder will become the primary visa holder and sponsor their spouse.
Necessary Documents
The documents you must submit:
- Certificate of title issued for real estate in Dubai - the value of the property shown on the certificate must be at least AED 750,000. According to the DLD, it is important to note that a certificate of title issued for other emirates or Dubai International Financial Court Authorities (DIFCA) will not be accepted.
- Copy of the initial sale certificate if the property is mortgaged by the developer.
- No Obstruction Certificate (NOC) from the bank if the property is mortgaged.
- Marriage certificate - certified by the Ministry of Foreign Affairs and legally translated into Arabic. This only applies to spouses who have joint ownership of real estate.
- Copy of your passport for more than six months.
- Copy of your current UAE visa - residence permit, tourist visa or entry permit on arrival.
- Emirates ID (Emirates ID) if you are a resident.
- Passport photo that meets the UAE requirements of the Federal Agency for Identification, Citizenship, Customs and Port Security (ICP).
- Current insurance from a company in the UAE.
- Certificate of no criminal record (PCC) from Dubai Police addressed to DLD. Depending on the nationality of the applicant, the DLD Cube may require an ID card from their home country.

How to apply for a two-year real estate investment visa in Dubai
You have two options:

The DLD Cube is located on the first floor of the official DLD headquarters at Banyas Street, Rigga Al Butin, Deira. Opening hours:
- Monday-Thursday from 8:00 to 15:00.
- Friday from 8:00 to 11:00.
Steps:
- Get all the necessary documents and visit the DLD Cube reception.
- A customer service representative will check your documents and complete your visa application.
- The officer will then direct you to the customer service desk to pay the fees and submit the application. Once your visa application has been submitted, you will be notified to schedule a medical examination and fingerprint scan to obtain a residence permit and Emirates ID. You will also be sent a tracking number via email and SMS to track your application.
2. Fill in the online investment visa application form
You can apply for a visa online at the DLD website - dldcube.com.
Steps:
- Visit the DLD Cuba website. Go to the website - dldcube.com and click on "Our Services" on the menu tab on the home page. Click on the category "Investment Visa for Property Owners for 2 years".Then scroll down and click on "Apply Online".
- Fill in the application formEnter the following details:
- Full name, according to your passport.
- Your e-mail address and cell phone number.
- Your WhatsApp number - you will receive a one-time password (OTP) on this number to confirm your application.
- Address in UAE - you must provide the correct details because this is the address where the Emirates ID will be delivered.
- Passport number and passport expiration date.
- Select your nationality and gender.
- Enter your date of birth.
- Select a medical center for your UAE residence permit medical examination.
- Download required documents:
- Certificate of Title - When uploading the certificate of title, you will need to select if the property is mortgaged. If yes, select "Yes" from the drop-down menu. - Certificate of good reputation and behavior issued by the Dubai Police addressed to the Dubai Land Department.
- Passport copy - if you are an Indian citizen, you must provide a copy of the first and last page of your passport.
- Upload a passport photo.
- Then click the "Submit Request" button.You will then receive an OTP to your registered cell phone number to confirm the application.
- After submitting the application, the application details will be verified by Cub DLD and you will receive a notification to come to Cub DLD reception and pay the investment visa fees. You will also be notified to schedule a medical examination and fingerprint scan to obtain a residence permit and Emirates ID.
