Invest in Namibia real estate and secure the right of residence

The "Namibia Residence by Investment Program" investment emigration program is now open - the newest option for investment emigration in the world and the second in Africa.

The government of Namibia is actively seeking foreign investments to stimulate economic growth and diversify the country's economy. The program offers numerous opportunities for international investors looking for support and growth in the African continent, including tax incentives, financing, and services of a single bureau for international companies.

With a minimal investment of $316,000 in the new luxury golf club "President's Links Estate" in Walvis Bay, successful investors will receive a five-year renewable work permit, allowing them to live, do business, and study in Namibia.

The head of the private clients department at Henley & Partners, Dominik Woelke, says:

“We are excited to announce the launch of this innovative immigration program based on investment in Africa. The stunning landscape of Namibia, its attractive tax system, and business-friendly environment make it an ideal option for international entrepreneurs, high-net-worth individuals, or retirees. In this exclusive coastal community, which qualifies for residency, there are fewer than 600 properties available, so investors need to act quickly if they want to take advantage of the limited opportunity to obtain residency in one of the most naturally and wildlife-rich countries in the world.”

One of the fastest-growing private wealth markets in Africa

The total amount of private wealth currently held on the African continent is $2.1 trillion, and it is expected to grow by 38% over the next 10 years, according to the Africa Wealth Report published by Henley & Partners in collaboration with New World Wealth.

Namibia is expected to become one of the fastest-growing markets in Africa, with a projected increase in the number of high-net-worth individuals (those with wealth of $1 million or more) of over 60% over the next decade (by 2032). According to statistics from New World Wealth as of December 2022, Namibia has a total investment wealth of $26 billion. The average wealth per Namibian resident (wealth per capita) is $10,050, which is the third highest in Africa after Mauritius and South Africa. The country is home to about 2,100 high-net-worth individuals and three individuals with a net worth of $100 million or more.

To attract direct foreign investment, the government has made significant improvements to the tax system in recent years. Namibia operates a source-based taxation system, which means that foreign residents are generally taxed only on income earned within the country. Moreover, tax rates are relatively competitive compared to many other emerging markets and especially with neighboring countries like South Africa. The maximum income tax rate in Namibia is a modest 37%, but perhaps the most notable aspect is that there is no capital gains tax, inheritance tax, gift tax, estate tax, or net worth tax.

Unusual interest in diversifying living arrangements

Currently, the "President's Links Estate" settlement is the only way to invest in the "Namibia Residence by Investment Program".

The head of the real estate department at Henley & Partners, Thomas Scott, says:

International real estate has always been a reliable asset for global investors due to its long-term stability.

Real estate-related immigration programs, such as the one offered in Namibia, provide additional benefits by enhancing your global mobility and expanding your personal rights as a resident or citizen of additional jurisdictions, creating opportunities for choosing where to live, work, study, relax, and invest for you and your family. The potential benefits of this investment include the underlying asset value, rental income, and global access as a final tool for protection against regional and global volatility.

Volek points to a significant and ongoing increase in demand for investment-based immigration programs over the past few years. The appeal of investment immigration for wealthy families is truly universal due to its many advantages, ranging from diversifying residence and enhancing global mobility to gaining access to top-notch education and healthcare, as well as having a backup plan during turbulent times. Regardless of where you were born or where you currently live, affluent investors can create a safety net for themselves and their families by utilizing investment-based immigration programs, such as the new "Namibia Residence by Investment Program."

The end.
