How do I find a property in Spain?

First of all, you need to decide what type of house you want. Looking for an apartment with a sea view, a historic property in a local town or a country finca on your land? Making a list of all your requirements and dividing them into "must haves" and "would be nice to have" can save you a lot of time and make the search process more efficient. For example, "It should have at least 3 bedrooms" and "It would be nice to have a balcony".

Then you need to find a property that matches your list of requirements.

Should I use a real estate agent?

Many of the properties you see online are managed by real estate agents. Some of them speak English (especially in the more touristy areas) and most are used to dealing with foreign buyers.

Although real estate agents can help provide detailed information about the neighborhood or city in which you are looking for a home, it is advisable to be cautious in approaching them. Regulation in Spain is relatively low and, as in the UK, there are unscrupulous estate agents. Always remember that the agent gets paid by the seller (more details below). Ultimately he is looking to sell the property and usually only shows the advantages of the property and not the disadvantages. Never commit upfront and try to stay away from agents who offer to cut corners. Some may suggest you use your connections, but it is highly recommended that you find a notary, lender and lawyer on your own so that you can fully trust them to stand on your side with confidence.
