But how can you do this without any costs?

If your desired apartment is being sold through a real estate agency, you can reach out to them for assistance in finding information about the property owner. They may already have an up-to-date cadastral certificate, and you might just need to review it.

Any person or organization can request a cadastral certificate completely free of charge. To do this, it is necessary to have an active access code and to ensure that the certificate is valid (for a maximum of 6 months).

Steps to access the cadastral certificate:

  • Go to the online platform of the state real estate registry.
  • Enter the code that was provided when requesting assistance.

If you don't have the code, you'll have to order a cadastral certificate, but that will be a paid service.

  • Personally– 20 euros.
  • Online– 15 euros.

To apply for a cadastral certificate (for a fee), you need to go through all the necessary steps on the state real estate registry website or contact any real estate office.

When applying online:

  • On the registry page, select the "create" option.
  • Fill in your details (name, NIF/NIP, email, address, and postal code).
  • Select the "add subscription" option and provide the object details.
  • Please specify the location of the property (region, municipality, district).
  • Enter the object number (you can find it in the description or in the cadastral data).
  • If you need more than one certificate, select "add subscription" again.
  • Make the payment (by credit card or through the Multibanco service) by the specified deadline to ensure your application is processed.

After this, you will receive two emails: one will contain information that the verification of the certificate has started, and the second will notify you that the certificate is ready and available for review. At this point, you will have the opportunity to obtain an access code.

If you want to request a certificate in person, you need to go to any real estate office and provide the following information:

  • Location of the real estate property (region, municipality, district).
  • Object number (available through the description or in the cadastre).

By following these steps, you will be able to obtain the necessary information about the property owner while avoiding unnecessary expenses. This way, you can better prepare for a potential deal, taking into account all factors related to your future home.
