WHO BUYS HOUSES IN SERBIA? Subsidies are obtained this way, but how much does the renovation cost?

In recent years, it has become clear that Belgrade is becoming an increasingly attractive place for real estate purchases, not only for our fellow citizens but also for citizens of Russia, Ukraine, and Western countries, which is turning our capital into a regional hub. Branko Shaikunic, the owner of the agency "BG Posrednik," confirms that the main buyers of homes in Serbia are foreigners, primarily Russians and Ukrainians, who are used to living in rural areas. They mostly purchase homes that are not very expensive, as it is more important for them to acquire a beautiful piece of land.

According to Shaikunić, the next category of buyers consists of families who have small apartments in the city center or its outskirts and who can get a good amount of money for their property. Regarding financing, it is most often a cash purchase made after selling the apartment, but recently there has been an increasing number of buyers taking out loans.

Our interlocutor explains that banks monitor market trends and offer loans for such transactions.

Additionally, there are government incentives, which mainly apply to cheaper properties. For example, the Ministry of Rural Affairs provides a non-repayable grant of 1.2 million dinars for the purchase of houses. These houses must be located in a village and equipped with the necessary infrastructure. They also cannot be subject to legal disputes and must not be sold for 10 years after the transaction.
