Apartments are being sold right now for cash! There are only a few dozen thousand potential buyers in Belgrade after the renovation.

Contrary to what many believe, that luxurious, large, and expensive apartments are only affordable for a select few, experience shows that such properties are often sold even before the construction of the building is completed.

For example, future owners of square meters of apartments in Dorcol paid up to 5,000 euros. In Belgrade, buyers are willing to invest the highest amount in an apartment located in the Novi Dorcol complex. Prices per square meter range from 4,000 to 5,200 euros for the most luxurious ones, with areas reaching up to 300 square meters.

Luxury implies that everything is located in one building, from the gym to the hairdresser. Sales manager Yelena Dyordyevich says that these are premium-class apartments distinguished by special amenities, independent heating and cooling systems, location, large terraces, non-standard ceiling heights of up to 2.9 meters, the use of the most modern materials, as well as energy-efficient construction and organizational-functional apartments.

In other luxury areas, such as Belgrade Waterfront, as well as in individual buildings in Vračar, Savski Venac, and Stari Grad, the prices are roughly the same. Real estate appraiser Milić Đoković says this is a strong indicator that we are becoming a spoiled society - we like to have everything in one place, and luxury real estate comes with all the amenities. He states that luxury is not just about good flooring and plumbing; luxury is when you have a doorman, 24-hour security, a spa, and a hairdresser - as if you are living in a hotel.

The fact that someone paid more than 4,000 euros per square meter for an apartment primarily means that it is in a prime location. Milic Djokovic says that what you pay for is the image, prestige, and accompanying content. "As for the walls themselves, the differences in construction between one that costs 2,000 euros per square meter and one that costs 4,000 euros per square meter are very minimal," Djokovic said.

In the past few years, the number of luxury apartments in Belgrade has increased fivefold.

Each property has its own brand, so this is what is currently present in our market, and there seems to be no end in sight; new projects and ideas are constantly emerging, - says real estate agent Nenad Avram.

Those who build more luxurious apartments usually manage to sell them even before the construction of the building is completed. In Belgrade, there are enough wealthy people for the premium real estate market to thrive. - These are people who mostly buy in cash, without taking out loans. They are individuals who have private businesses, - says Avram.

Market experts estimate that up to 5% of Belgrade's residents can afford to purchase luxury real estate, which translates to several tens of thousands of potential buyers. Rental prices for luxury apartments start at 25 euros per square meter per month, which is one of the reasons why they are purchased by those with sufficient funds. Our sources believe that prices may continue to rise slightly for a while before stabilizing at this level, while a decline is unlikely.
