House prices rose in12 districts' capitals between January and February2023, with Viana do Castelo leading (5.2%), according to Idealista price index. In Lisbon, house purchase prices increased by1.2%, while in Porto they remained stable during this period. By the end of February2023, buying a house in Portugal cost2,475 euros per square meter (euros/m2), which is0.3% higher than at the end of January, according to Idealista price index. Regarding quarterly and yearly changes, housing prices in Portugal increased by0.6% and6% respectively.

Home prices in February increased in 12 capital cities of the districts, with the leaders being Viana do Castelo (5.2%), Braga (5.1%), and Guarda (4.6%). They are followed by Santarém (3.5%), Portalegre (2.5%), Faro (1.7%), Funchal (1.6%), Setúbal (1.6%), Lisbon (1.2%), Castelo Branco (0.9%), Viseu (0.8%), and Ponta Delgada (0.6%).

On the other hand, home sale prices remained virtually unchanged in Bragança (0.3%), Porto (-0.1%), and Coimbra (-0.3%). In Vila Real (-2.9%), Aveiro (-1.5%), Évora (-1.5%), Beja (-1.1%), and Leiria (-1.1%), they even fell.

Undoubtedly, Lisbon remains the most expensive city for buying a home: €5,178/m². Porto (€3,274/m²) and Funchal (€2,743/m²) take the second and third places, respectively. Following them in the list of capital cities where buying a home is more expensive are Faro (€2,625/m²), Aveiro (€2,495/m²), Setúbal (€2,208/m²), Évora (€2,016/m²), Ponta Delgada (€1,772/m²), Coimbra (€1,702/m²), Braga (€1,609/m²), Viana do Castelo (€1,484/m²), Leiria (€1,331/m²), and Viseu (€1,288/m²). The most affordable cities for buying a home in the country are Portalegre (€696/m²), Castelo Branco (€829/m²), Guarda (€833/m²), Bragança (€872/m²), Beja (€960/m²), Santarém (€1,130/m²), and Vila Real (€1,237/m²), according to the same data.
