Luxury cottages in Vojvodina like in Tuscany! Vacation homes near Novi Sad, Indzija and Iriga are the most expensive.
Vikenditsy are the most sought-after commodity in Vojvodina, and the city of Inđija has ranked first in the number of sales transactions in the entire country over the past three years.
According to data from the Republican Geodetic Institute, more than 500 vikendits have been sold in Inđija in the last three years. Last year that number was 130, in 2021 it was 144, during the pandemic 176 victuals were sold and in the first half of this year it was 64. Although there is a 30% decrease in the number of sales of such properties compared to last year, both minimum and maximum prices continue to remain stable or even increase in some neighborhoods.
In Injija, the most affordable weekender cost 1,500 euros and was sold during''pandemic, while the minimum price this year "soared" to 7,000 euros. The most expensive vacation homes in Indjia last year reached a price of 200,000 euros, while in the first half of this year the highest price did not exceed 130,000 euros.
Nearly behind Indjija this year is Irig with 28 sold weekends, with prices ranging from 2,000 to a breathtaking 123,600 euros. In third place is Beocin with 23 sold weekends and prices ranging from 3,000 to 40,000 euros.
"Vikendits sold as Vikendits with'''with a plot, vicendices with a plot and other properties, and in mixed form. Of the total number of sales of vicendices in the first half of 2023, 74% are vicendices with a plot, and 26% are vicendices with other types of real estate. Prices for sold vicendices in the territory of the Republic of Serbia in the first half of 2023 ranged from 1,000 to 350,000 euros per vicendice in Sopot," explained the Republican Geodetic Institute.
The total amount of money on the real estate market in the Republic of Serbia in the first half of 2023 amounted to 3.3 billion euros, which is 7.4% less than in the same period of the previous year. The largest share is in the real estate market in the city of Belgrade with 1,693 million euros (51%), followed by Vojvodina with 884 million euros (27%), in''Šumadija and Western Serbia - 516 million euros (16%) and in Southern and Eastern Serbia - 209 million euros (6%).
The value of the Vikendice market in 2022 in Vojvodina amounted to 13 million euros. When considering the entire territory of Serbia, the prices last year varied, and thus, a new buyer could find this type of real estate for 1,000 euros, while those who are willing to pay more shelled out 410,000 euros for a vikendica in Sremska Kamenica. According to the Republican Geodesic Institute, there were also more expensive vacation homes, for example, one was sold for 600,000 euros in Raška.
