Real estate: highest price in Belgrade on the river

In the second quarter of this year, 7,548 real estate sales contracts were concluded in Belgrade, with a total turnover of 871 million euros, of which 596 million euros were allocated to apartments, the Republican Geodesic Institute (RGZ) said.

The most expensive square meter was sold for 9,495 euros in Beograd na vodi, while the highest amount was allocated for an area of 344 square meters - 2,011,273 euros in New Belgrade. The most expensive house was sold on the territory of Savski venac in Belgrade for 4,802,000 euros, while the most expensive parking space was sold for 58,400 euros.

The RGZ real estate report for the second quarter of 2023 shows that the Serbian market is stabilizing and calming down after two years of intense growth that followed the outbreak of the coronavirus pandemic.

The total amount of 1.7 billion euros was spent on buying real estate in Serbia, which is 13 percent less than at the same time last year. Of this amount, 567.6 million euros come from the not fully regulated market.

The sale of apartments accounts for the largest share of total real estate turnover (962.3 million euros), with a share of 58 percent of the total turnover value, two percentage points higher than in the second quarter of 2022.

127.3 million euros or 8 percent of the total value was spent on houses, 113.5 million euros on land (7 percent of the total value), 94.1 million euros on commercial premises (6 percent of the total value) and 54.4 million euros on agricultural land (3 percent of the total value).

With regard to the method of payment, only 7 percent of all properties sold were paid using credit (5 percent less than in 2022), while the highest amount was paid for apartments from credit funds (16 percent in total). The largest amount of cash was recorded in the office of notary Srbislav Cvejiћa and amounts to EUR 89.2 million, of which EUR 71.4 million in the partially regulated market. The largest number of real estate sale and purchase agreements was concluded in the notary's office in Jasne Bojaџijevske - 479. In the partially regulated market, the notaries of Cvejijiћ and Bojaџijevska rank first with 258 contracts each.
