New housing laws in Portugal and Spain: what are the similarities?
In recent months, the governments of Spain and Portugal have passed new laws in residential real estate. And comparing both, it is clear that the Spanish Residential Real Estate Law and Habitação Mais have some points in common, such as the maximum rent limit or the lack of prior dialog with the property to develop measures. But the most similar thing is that both will have a negative impact on housing supply and will further limit the access of the middle class to housing, since "price restraint never leads to an increase in housing supply," emphasizes Antonio Carroza, president of Alquiler Seguro, author of the study comparing the two countries.
There are also several differences between the new residential real estate laws in Spain and Portugal.
