Real estate price collapse: Airbnb disrupts fifty French cities.

Housing prices are rising because of Airbnb. The development of the home letting platform is having an impact on the cost of living, which is supported by a plethora of studies.

"Marianne" presents new data on real estate price changes in 50 cities overflowing with tourist apartments. Its proliferation is increasingly alarming, with politicians and organizations increasingly speaking out against Airbnb's impact, often blaming the platform for increasing housing problems. In the light of multiple testimonies and scattered statistics, it is difficult to assess the overall situation in these territories.

To understand the situation, Marianne chose cities overflowing with tourist apartments: using data from AirDNA, a company that analyzes offers on platforms, we collected 50 different cities, from 1,700 residents of Gorda in Vcluse to 79,000 residents of La Rochelle in Charente-Maritimes. They all have one thing in common: they had as many announcements in the lens as Paris in the first quarter of 2023. Thus, the capital offered 18 different places to rent per 1,000 inhabitants, while Narbonne (Od), the least affected city in our sample, was slightly above this number. At the opposite pole, Gorda offered at least 198 apartments per 1,000 residents during this period.
