Brazilians currently account for 30.6% of all transactions with foreign clients in this area. There are two types of Brazilian investors: those looking to change their lives, mainly interested in renting, and those seeking long-term returns, including the purchase of vacation homes.
In addition, the Portuguese government has changed the taxation of rentals, which makes things even easier for foreign investors. "The reduction of the tax rate from 28% to 20% and the possibility of a reduction to 15% when renting out a property for five years stimulates the rental market. The strong currency, the euro, and the stable market make Portugal a safe place to invest," comments Leonia.
The latest Engel & Volkers study also showed a slowdown in real estate prices in the country after several years of notable growth. Experts predict that this trend towards more affordable prices will continue.
Nevertheless, according to Portugal's National Institute of Statistics, the cost of renting a home in the country rose by 10.6% in the last quarter of 2022 compared to the same period in 2021. The opportunity to earn rental yields of 8-9% has been a decisive factor for Brazilians who are taking advantage of the opportunity to earn in euros.
