Young people, today's highest-educated generation, face serious challenges in finding housing. Only 16% of 18 to 29 year olds have enough resources to leave their parents' home. That compares to 41.4% in 2005. Young people simply can't afford to live alone. According to the latest Emancipation Report published by the Spanish Youth Council, based on 2023 data, the average young person must allocate 93.9% of their salary to rent if they want to live on their own. This forces many to live with their parents or find roommates to rent together.

Rental prices for apartments have skyrocketed. The average rental cost in Spain is 12.1 euros per square meter, which represents a 10.1% increase compared to last year.

Catalonia is the most expensive region for renting housing, especially in Barcelona. Prices per square meter here have reached 20.5 euros. The problem is not only with the prices but also with the lack of rental housing. Many landlords are afraid to rent out their apartments, fearing issues with tenants.

The province of Catalonia will be the first to start regulating rental prices, beginning with the areas where the situation is most tense. This has sparked controversy, but it is also driven by the need to find a balance between the interests of property owners and tenants. All parties are interested in resolving the issue, but the approach to it may differ.
