Only11% of apartments offered for sale in Portugal have a swimming pool. And, as it turned out, the highest number of such apartments is located in Funchal, as shown by the study conducted by Idealista portal.

Summer is already here. And there are those who love to relieve stress after work by swimming in their home pool and enjoying the open space and moments of relaxation and entertainment alone, with family, or with friends. But the truth is that buying an apartment with a pool isn't suitable for every budget. According to a study by Idealista, purchasing an apartment with a pool in Portugal is, on average, 79% more expensive than buying an apartment without this amenity, along with other features that such properties typically offer. Additionally, the availability of apartments with pools in Portugal is limited, as only 11% of the apartments listed on the property platform in July have a pool as an optional feature.

Lisbon is a city where the price difference between buying an apartment with a pool and one without is the largest, with a higher price of 86% for those with this amenity.

In Porto, apartments with a pool are 53% more expensive than those without.

The price differences for apartments offered for sale with and without a pool are also significant in Leiria (43% more expensive), Viseu (38% more expensive), Aveiro (36% more expensive), and Coimbra (32% more expensive). With a price difference of less than 30%, the apartments offered with and without a pool are in Faro (21% more expensive), Funchal (18% more expensive), Évora (8% more expensive), and Vila Real (1% more expensive).

The bad news is that the supply of apartments with swimming pools for sale in Portugal is also quite limited. The highest percentage of apartments with swimming pools for sale is in Funchal (34%). This is followed by Faro (25%), Lisbon (10%), Évora (7%), Porto (4%), Vila Real (2%), Leiria (2%), and Aveiro (2%).

The lowest offers for apartments with swimming pools for sale in Portugal are observed in Coimbra and Viseu (1% each), according to the same study based on July data.

Methodology

To conduct this research, Idealista analyzed the absolute prices of apartments for sale in Portugal, excluding houses. The study focused only on the capitals of the districts, where the sample was representative in July.
