"Golden Visa" is a program that allows wealthy foreigners to obtain residency in European Union countries through investments, which can be in real estate or financial assets. Until February of this year, Portugal was the center of attention for many Brazilians seeking such permission. According to data from Portugal's Foreigners and Borders Service (SEF), from2012 to February2023,11.7 thousand residency permits were issued under the Golden Visa. Of these,1.2 thousand were for Brazilians, the second largest group after the Chinese, who received5.3 thousand permits. To obtain a Portuguese Golden Visa, the investor was required, among other options, to transfer at least1.5 million euros to the country, create at least10 jobs, or buyreal estate worth at least500 thousand euros - the preferred option for investors. Out of the total amount attracted by "golden" visas,6.8 billion euros, at least6.2 billion euros went into the real estate market. However, amid rising property prices, Portugal has decided to stop issuing visas for real estate purchases as an attempt to combat speculation in the real estate market.
With Portugal closing its doors to visa applications for real estate investments, potential buyers, including Brazilians, should consider the "Golden Visa of Spain," as reported by Estadão. To obtain a Spanish golden visa, the minimum required investment is from500,000 euros for investments in securities, and up to2 million euros for investments in Spanish public debt. Then, a series of requirements must be met, such as having full medical insurance and no convictions for serious crimes. According to Monica Nahas, a real estate agent working with Estadão and operating in Spain for over13 years, many things can attract Brazilian investors to Spain.
