Portugal may be a small European country located on the Iberian Peninsula, but its breathtaking beauty, rich culture and history have attracted more than 70,000 foreign expats to its Atlantic shores in 2019, a 68% increase on 2018.

And with numerous accolades, including being named the best country for retirees by the annual Global Retirement Index, it's no surprise that Portugal's real estate market is thriving, with over 20 million invested in Q3 2020 alone. euros (Portuguese Bank).

Whether retired investors looking for a home on the sunny coast, buying property abroad requires careful research. Goldcrest, a Portugal-based buyer representation company, is now sharing its years of market knowledge with a newly released e-book: Your Expert Guide to Buying Real Estate in Portugal.

A detailed guide to the home buying process

This detailed guide will provide readers with up-to-date information on the Portuguese real estate market in the context of COVID-19 and Brexit, as well as highlighting the most desirable places to buy property. Goldcrest, which is a local buyer's agency company, provides valuable insights, drawing on years of experience from finding a property to purchasing a property.

The book is designed as a simple six-step guide to the home buying process, highlighting potential pitfalls and providing practical information on what moving to Portugal will look like for retirees, investors and people interested in second citizenship. The book is priced at $10.59 and is available for download through Amazon or directly from the Goldcrest website.

An attractive growth market even during a pandemic

Portugal has developed a reputation as a safe and stable country, and foreign buyers are attracted by its investment opportunities and favorable tax policies. In the first quarter of 2020, real estate investment alone accounted for almost 50% of the total investment in the previous two years (Savills Portugal, 2020), indicating that the market is growing.

While the average housing value in Lisbon fell in 2020, it continued to rise in Porto and the Algarve. The Algarve's famed international real estate market has long been known for its large community of British natives, who make up 33% of foreign property buyers in the region in 2019. But they are not the only ones in southern Portugal.

"The French, Germans, Dutch and Swedes also shop in the south. What's interesting about Lisbon is that the biggest European buyers of real estate are the French. The same trend can be seen in Porto, where the French buyreal estate three times more than citizens of other European countries, although the Swiss and British are also buying," says Patricia.

When it comes to investment for residency permits under Portugal's Golden Visa scheme, China, Brazil and the US top the list. "By making an investment of €350,000 or more, Chinese, Brazilian and American investors are seeking European Union rights and entry into the rest of Europe. However, these rules are set to change in 2022 and we also cover these aspects in our e-book," Patricia concludes.
