Some residents of major cities in Serbia, especially in Belgrade, have developed a new business model. They rent apartments, mainly luxury properties in the city center, and then sublet them, usually on a daily basis, allowing them to earn up to 100 euros a day. "The whole scheme works like this: a potential tenant finds a well-furnished property through advertisements, usually a larger apartment located in or near the city center. When they rent the apartment, they pay a deposit and a high monthly rent, but quickly recoup that money. Many owners do not sign contracts with tenants or use unverified agreements, which allows residents to start their own rental business with these properties," a source explained to Kurir.

“Apartments are usually rented out on a daily basis because it is more profitable. The daily rate can reach up to one hundred euros, depending on the amenities and location of the apartment.

The contract should clearly specify that subletting is not permitted, advises the expert, adding that a key point when renting property is having an official lease agreement. The lease agreement should contain essential information about the tenant and the person providing the premises.
