For sale: A village in Galicia with 6 houses, a bar-restaurant, a vineyard, surrounded by beautiful hiking trails.
The acquisition of abandoned villages and hamlets is becoming increasingly popular in Spain, and this is not surprising. Demand for such properties is growing due to the development opportunities and their affordable prices, often not exceeding 300,000 euros. A Dutch couple recently purchased Bárcena de Bureba in the province of Burgos for €339,000. This village, abandoned more than fifty years ago, consists of 62 houses and plots and is a prime example of the increasing interest in the rehabilitation of such communities.
But the real estate market in rural Spain is not limited to just abandoned towns: there are also villages that are for sale for immediate living or business after purchase. One such village is O Busto, located in the Sierra de O Currel (Galicia). The price of this rural property is 1,550,000 euros. O Busto includes 15 buildings at an altitude of about 1,100 meters, consisting of 12 rooms and 25 sleeping places. The village has six holiday homes, a bar-restaurant, a multifunctional building for meetings and storage, as well as 14 plots with a total area of 40 hectares.
Each dwelling is fully equipped including a kitchen, living room with fireplace or stove, furnished bedrooms and bathrooms. In addition, the village has parking spaces and there are plans to install a rifle range. Not to be forgotten, there are vineyards that can be called the main diamond here.
The infrastructure is also impressive: there is drinking water from a spring, a hot water supply system, and propane heating. There is a septic well and solar panels for energy supply.

Interest in rural life in Spain is gradually increasing. The purchase of property in the countryside is becoming more popular among both locals and foreign buyers. The countryside offers a peaceful and more affordable lifestyle compared to the hustle and bustle of the city.
Interestingly, house prices in Spain's main cities continue to rise, causing people to turn their eyes to empty neighborhoods. Grupo Country Homes offers many villages and hamlets throughout Spain, with average prices ranging from €120,000 to €2,000,000, depending on location and condition. These properties are most often found in regions with high levels of depopulation such as Galicia, Asturias, Teruel, Soria and Palencia. The authors of these sales keep the exact location confidential to avoid possible risks.
Municipalities are actively working to adapt these areas by offering social rentals, basic services and various subsidies. However, the sale and restoration itself usually rests on the shoulders of private developers or even individuals. Acquired properties are often used for agricultural, livestock, tourism or entrepreneurial activities, offering many uses and potentials.
