Russians and Ukrainians show the greatest interest in purchasing real estate in Serbia: find out where exactly.
According to the Regional Geodetic Service (RGS), the number of foreign citizens purchasing real estate in Serbia has nearly doubled over the past year. The main areas for foreign buyers are Belgrade and Novi Sad, as reported on the specialized portal 4zida.
The share of foreign citizens purchasing real estate in Serbia has increased from 2.93% in 2022 to 4.81% in 2023. Although the majority of buyers in the market are still Serbian citizens, the dynamics of supply and demand are significantly influenced by foreign buyers, primarily purchasing apartments in the Old Town, Vračar, Savski Venac, and New Belgrade.
According to Nela Pesic from a real estateagency for 4zida, Russians have entered the market in recent years, primarily as renters of apartments and commercial spaces, but are now increasingly deciding to buy.
The greatest interest is in the purchase of apartments, especially luxury new builds in Belgrade, among buyers from countries with a higher standard of living. Conversely, buyers with more modest budgets are interested in apartments in older buildings in the peripheral areas of Belgrade.
It's interesting that foreigners are also looking at houses outside of Belgrade, in villages located about an hour's drive from the city. It has been observed that the domestic market is also attracting Hungarians, who are primarily interested in purchasing land plots.
