Russians and Ukrainians are increasing their real estate purchases in Serbia: where there is the most interest in houses.
The share of foreign citizens buying real estate in Serbia has increased from 2.93% in 2022 to 4.81% in 2023. The majority of buyers on the market are still Serbian citizens, but the dynamics of supply and demand are significantly influenced by foreign buyers, mainly buyingapartmentsin the Old Town, Vračar, Sava's Crown and New Belgrade.
According to the reportagenciesreal estate on 4zida, Russian citizens are increasingly deciding to buy real estate in Serbia, and have founded many companies that play the role of real estate buyers.
Interest in buyingapartmentsThe majority of buyers from countries with a higher standard of living, while the apartments in older buildings in Belgrade, which are mostly luxury new buildings, are more attractive to buyers from countries with a higher standard of living.housesin peripheral areasBelgradeare of interest to buyers with smaller budgets.
It is noteworthy that Russians and Ukrainians are also interested inhousesoutside Belgrade, in villages about an hour's drive from the city. Despite the fact that foreigners mostlylooking forapartments, the exception was the citizens of Northern Macedonia, who buyhousesfor the purpose of construction.
As a real estate specialist, Nela Pesic notes that Hungarians are also entering the market, interested mainly in acquiring construction sites.
