From Leida to Murcia: The most profitable cities for real estate investment.
**Investing in real estate is an attractive option for many investors. Brick is a reliable asset, especially in volatile market conditions. However, in addition to the value of the property itself, the key factor that affects maximizing profits is its location.
Yield can vary significantly depending on the location of the property. According to the Idealista real estate portal report, the yield from renting residential property slightly decreased in2023: from7.2% in2022 to7.1% last year. However, acquiring an office for rent remains the most profitable option, with a yield of11.8%, which is also slightly lower than the previous year's figures, when the yield was around13%. Also worth noting are retail spaces, with a yield increase from9.6% to9.9% in a year. Garage profitability is at7.2%, slightly higher than the annual yield of7.1%.
The city of Lleida is the most profitable place to acquire residential property and subsequently rent it out, with a yield of8.5%, exceeding the Spanish average.
However, the profitability of garages in some capitals is significantly below average. For example, in Salamanca it is2.4%, and in Granada -3%, which is opposite to the situation in other regions. Buying premises for a shop in cities like Avila, Murcia, Lleida, Zaragoza, and Girona is more profitable. Avila, in particular, offers the highest yield of12.3%. Profitability can be expected in advance at11.7% inMurcia,10.5% in Lleida, Zaragoza, and Girona.
If we are talking about purchasing office space, the highest yields are found in Zaragoza and Seville (11.7%). Those who buy offices in Almeria, Burgos, and Vitoria can also expect significant returns:10.4%,9.1%, and8.9% respectively.
It is also worth mentioning the high yields of leading capitals: Barcelona - 7.9% and Madrid - 7.3%.
