The cheapest places to buy a house in Portugal have been revealed.

In Portugal, there are 254 municipalities with housing prices below the national average. From October 2022 to September 2023, homes were sold at an average price of €1,579 per square meter, which is 2.5% higher compared to the previous year. Only 49 out of 304 municipalities in the country have higher prices, with Lisbon, Cascais, and Oeiras ranking at the top, according to the National Institute of Statistics (INE).

Most of the 304 municipalities with available data have much lower housing prices. This indicates that the high housing costs in municipalities located in major urban centers like Lisbon, Porto, and Faro have driven up prices at the national level.

Where can I buy cheap houses in Portugal?

If you are looking for more affordable housing to buy and are willing to change your location, there are several municipalities in the interior of the country worth considering. Figueira de Castelo Rodrigo (in the Guarda district) has the lowest average prices per square meter (140 euros).

In second place is Meda in Guarda, where the average price of sold houses is 163 euros per square meter. And in third place is Sernancelhe, in the Viseu district, where the purchase of a house cost 197 euros per square meter in the last 12 months ending in the third quarter of 2023.

At the end of the list of the 10 cheapest municipalities for buying a house are Mogadouro, in Bragança, and Pampilhosa da Serra, in Coimbra, where the average price per square meter is 298 euros according to INE data.

Where is it the most expensive?

As expected, buying a home in the major urban centers of the country is more expensive, particularly in Lisbon, Faro, and Porto. The most expensive municipality is Lisbon, where homes sold for an average price of 4,151 euros per square meter in the last year ending in September 2023. This means that families spend an average of 415,000 euros on housing in the capital.

After Lisbon, the next stops are Cascais and Oeiras, also in the Lisbon district, where the prices of homes for sale were 3,831 euros per square meter and 3,177 euros per square meter during that period, according to the Portuguese statistical office.

In the Faro district, six municipalities are among the most expensive for purchasing housing: Loulé, Lagos, Vila do Bispo, Aljezur, Tavira, and Albufeira. Porto ranks eighth, with an average selling price of homes at €2,798 per square meter.
