An amazing video shot in one of the apartments of the Belgrade Tower sparked a flurry of comments on social media when real estate agent Luka Stokić posted it on his pages.

Almost all the media in the region picked up the video, and people couldn't stop discussing the interior and the view from the apartment in the most expensive building in Serbia, where the price per square meter is an astonishing 11,475 euros.

According to the report from the Republican Geodetic Service (RGZ) on the real estate market situation in the first half of 2023, this is the price of the most expensive square meter in Serbia, located in the Belgrade Tower.

By purchasing these apartments, buyers gain a unique lifestyle that includes living at the most prestigious address in the city, as well as access to the services and amenities of the St. Regis hotel, say representatives of the Belgrade Tower.

The construction of the Belgrade Tower began in 2016. The concrete structure was completed in July 2021, and facade work started in early June 2022, with a specially designed "curtain wall" at the top. This is how the Belgrade Tower received its "crown" and completed its recognizable "curved" silhouette, created by the international design studio Skidmore, Owings & Merrill Global (SOM). The completion of the work is reportedly scheduled for December of this year. With a height of 168 meters and 42 floors, it is officially the tallest building in Serbia and the Western Balkans. The first 11 floors will house The St. Regis Belgrade hotel, the most luxurious brand in the Marriott International hotel-residential network portfolio. Floors 14 to 39 will be occupied by The Residences at The St. Regis Belgrade, the first branded luxury apartments of St. Regis in Southeast Europe. The total will consist of 119 guest rooms and various St. Regis room sizes ranging from 56 to 175 square meters. On the 40th floor, there will be a restaurant, and on the 41st, the highest observation deck in Serbia, offering stunning views of the entire city and its landmarks, such as the Temple of Saint Sava and Avala Mountain.

In addition, specially designed touch screens, known as kaleidoscopes, located on all sides of the building, will broadcast videos with information about the city's attractions and landmarks within view. The observation deck will be open to visitors, and it can be reached by elevator in just 25 seconds. A pedestrian bridge connects the Belgrade Tower to the Gallery, the largest shopping, entertainment, and gastronomic center in Southeast Europe. It is also known that the Belgrade Tower is the first building in Serbia without a 13th floor. Instead, technical facilities are located on the 12th floor, and there is no number 13 on the control panel of any of the 15 elevators in the building. According to a study by a leading elevator manufacturer in New York, the button for the 13th floor is absent from the control panel in almost 90 percent of hotels, and the Belgrade Tower apparently follows this global trend. The speed of the elevators in the building will be about 6 m/s, which is twice the average speed of new elevators in Belgrade. The history of the facade is also interesting. It can be said to be one of the few buildings in Europe where ten floors are rotated 90 degrees, and due to the complex and folded geometry of the building, it was impossible to apply any of the ready-made standard systems. The facade system was specially designed and manufactured. This is most clearly manifested in the area designated for the "Toranj" facade, where the facade glass is curved. The rotated appearance symbolically represents the nearby mouth of the Sava River into the Danube, giving the building a sense of fluidity. The facade of the Belgrade Tower consists of nearly 14,000 glass and other panels, and up to the ninth floor, specific Birds 1st glass is installed with invisible lines for humans but visible to birds. Every year, bird migration occurs near the Belgrade Tower.

Thanks to the reflection of the sky in the facade glass, these lines help birds avoid collisions with the building. The Belgrade Tower, or Toranj, is one of the first buildings in the world to implement such a solution. Another feature of the facade glass is its spectral-selective properties, meaning its ability to allow the maximum possible amount of light while reducing energy loss. Four cranes on the roof allow the entire facade to be cleaned in 55 working days.

ABOUT THE PROJECT "BELGRADE ON WATER" - THE CONCEPT, THE RESTORATION OF THE CITY OF ULTIMA, A NEW INTERNATIONAL CENTER

Located on the right bank of the Sava River in the city center, Beograd na vodi is a large-scale urban revitalization project, a new city center, and a new international tourist destination. At the beginning of the project, many residents viewed it negatively, but public opinion seems to have changed. The mixed-use project includes residential buildings, shops, cafes, restaurants, open and closed recreational spaces, the Gallery - the largest shopping, entertainment, and gastronomic destination in Southeast Europe, schools, kindergartens, the popular Sava Promenada walking area, Sava Park, and Sava Square, the largest square in Serbia. To date, 14 residential buildings have already been constructed, with three more set to be completed by the end of the year, accommodating 3,600 residents. There are 20 facilities in various phases of construction. Since the project began, nearly 6,500 apartments have been sold. The building is also equipped with modern technology. Thanks to the media facade on the Belgrade Tower, special dates, events, and numerous achievements of local athletes are celebrated with specially designed animation effects. International Women's Day, Valentine's Day, Earth Day, the anniversaries of Nikola Tesla and William Shakespeare, and many other events are marked in a unique way. The length of the LED lights that make up the media facade exceeds eight kilometers, and the lights are energy-efficient and very durable. The appearance of Kula Plaze, the square in front of the Belgrade Tower, is inspired by European squares and will host significant urban cultural and artistic events, such as concerts and exhibitions, thus becoming a new gathering place for residents. The urban culture of Belgrade, its history, traditions, local heritage, and natural environment have served as inspiration for the design of Plaze. Some elements, such as wooden benches, were specifically designed for the area surrounding the Belgrade Tower, and signs, lighting, and other elements were carefully selected to match the overall design. The natural stone and tile pattern reflects complex geometry, connecting the open space and the building. This tile pattern starts from the Belgrade Tower and ends at the river, the Sava waterfront, and the neighboring buildings, making the square a central meeting place. A third of the square will be green, making it an ideal spot for shade during the day, while the lighting at night will create a special atmosphere. The plants are managed by the renowned German company Bruns, known for its high-quality plant material, and interestingly, they supply plants for the gardens of Versailles and for Disneyland Paris. The design of Plaze is handled by the SWA Group.

The Belgrade Tower is built on a large concrete slab, which is 6.5 meters thick in some areas. The slab was poured continuously for 42 hours and used about 5,000 cubic meters of concrete. This is the largest amount of concrete poured in one piece in Serbia and the region. A total of nearly 900,000 kilograms of reinforcement has been installed.

Finally, it is important to note that the Belgrade Tower is located in the central part of Beograd na vodi, the first line of the Sava.
