When talking about (re)expensive real estate in Serbia, some places are constantly repeated, and almost everyone knows "how much a square meter costs" in new complexes such as Belgrade on the Water, in Dorcola or New Belgrade. But despite the fact that having an apartment in the new sought-after locations has become a prestige, still, as the specialized real estate portal 4zida.rs reminds, record prices are still achieved for villas in the "old" luxurious areas.

The top places in the Serbian capital are usually on Dedinje and Senjaku, where a house cannot be bought for less than three million euros. In Novi Sad, these are streets on the outskirts, in Petrovaradin, Sremska Kamenica, as well as in Telepu, while houses in the city limits are very rarely found in advertisements, because owners find it difficult to dare to sell them.

Expensive houses also exist, of course, in Niš, where the prestigious places are Jeronimova, Machvanska and Josif Pančić streets, as well as Bulevar Nemanjić.

According to the portal 4zida.rs, the most expensive villa of 900 square meters is currently located on Mića Orlovića Street in Belgrade, and its owner is asking for 6,000,000 euros. A luxury property in the Diplomatic Colony on Senjak with an area of 600 square meters is being sold for 4,380,000 euros. There is also a 309 square meter house on Senjaka for sale for 4,000,000 euros, and luxury properties on Drinicka Street are sold for the same price.

According to Mirjana Todorović, director of the agency Europolis Real Estate, the minimum value for a villa on Dedinje is three million euros. She says that the most expensive houses in Belgrade are sold on MilojaвЂac and Koste Racina streets on Dedinje, on Kosancicev Venac and on Vračar. - House prices in these streets and villages vary depending on location, area and luxury amenities, and often involve million-dollar sums. A villa in Dedinje ten years ago required at least one and a half million euros, while today the minimum price is three million euros. As for the maximum sums, recently one luxury villa in Dedinje was advertised at a price of five million euros, but was eventually sold for 4.2 million euros - says Todorovic.

She says that the time to sell a million-dollar property in luxury communities in Belgrade ranges from six months to two years, depending on its specific characteristics. Each property has its own history, so luxury houses and high value apartments can be sold in a short period of time. - Buyers of luxury properties are usually highly educated individuals, businessmen or foreign investors. There is also a noticeable increase in the interest of foreign citizens in buying luxury real estate in Belgrade - says Mirjana Todorovic.

Among the top places are also villas on Užička, General Vasić, Vajar вЂoka Jovanović, Tolstojeva, Teodor Dreiser and Vladeta Kovačević, as well as on Bulevaru knez Aleksandar Karaђorђeviћ. According to data from the Republican Geodesic Institute (RGZ), the most expensive house in the first half of this year was sold for 4,802,000 euros on Savski Vencu, and the fact that such properties rarely appear in supply in the top spots shows that only 25 houses were sold in six months in this central urban area, which includes the upmarket villages of Senjak and Dedinje, which is five times less than, for example, on Zvezdar.

Moving on to apartments, Hercegovaca Street in Belgrade has been dominating the price per square meter for the last few years, and the most expensive one currently offered in ads on 4zida is priced at 2,800,000 euros, or 8,187 euros per square meter. A luxury property on Senjaka on Sanje Zivanovic Street is selling for 2,200,000 euros, while the third most expensive apartment is on Stojan Protić Street on Vračar and is selling for 1,850,000 euros. In Novi Sad, the most expensive house is on Telepu and the apartment on Nova Detelinari.

The top places where luxury real estate in Novi Sad is currently for sale are Telep, Petrovaradin and Popovica, as well as Sremska Kamenica. Villas in this village are especially valuable because of the views of the Danube. A villa on Telep with an area of 1,200 square meters is sold for 3,100,000 euros, and for 10,000 euros less the owner offers a house in Sremska Kamenica. A villa of 200 square meters in Popovica is offered for as much as 2,687,800 euros. In Rachkogu street in Petrovaradin, a house of 295 square meters is announced with a price of 2,120,000 euros. In Novi Sad there are places where the price per square meter is close to the value of 10,000 euros. Currently, the most expensive square meter is offered on Nova Detelinari and the owner is trying to sell it for 8,035 euros. Three apartments in Srpska Atini are currently for sale for over a million euros, and they are located in Grbavica, on Tsara Dušana Street and on Oslobodeњa.

The most expensive villa in Niš and for less than a million euros

The most expensive property in Niš currently offered on the website 4zida is a house in the village of Pantelej, for which the owner is asking 1,100,000 euros. A villa in the center is for sale for 930,000 euros, and in the area of Šečer Mala for 900,000 euros. Ana Milanovic from the agency "Tandem Real Estate" says that the most expensive houses in Niš are sold on Jeronim, Pančić and Mačvanska streets, as well as on Bulevaru Nemanjić. - Such expensive properties, if they are in a good location, sell very quickly at the advertised prices. It all depends on the size of the land plot and the owner's intentions. Whether he will use it for residential or commercial purposes - explains Ana Milanovic. She notes that real estate prices in Niš have tripled compared to a decade ago. Currently, real estate prices are rising slightly, but demand still exceeds supply, mainly for small apartments and houses.
