The most attractive real estate funds for investment

According to data from the Portuguese Association of Investment Funds, Pensions, and Assets (APFIPP), real estate funds specializing in asset rental have shown the highest returns among various categories. A report by Jornal de Negócios states that the association has created a new index for real estate funds to reorganize data on their performance.

Among certain categories, rental stands out as the most profitable, as its annual yield as of June 30 has not fallen below 4 percent in any of the periods aggregated by the association (one, two, three, five, and ten years).

The decline in yield did not occur even with the introduction of a 2 percent cap on rental renewals in 2023, which provides compensation to landlords in personal income tax but does not apply to investment funds.

On the other end, there are development funds with a fixed term that have shown the weakest performance.
