After conducting research on real estate websites in Northern Cyprus, we found that by the end of April 2022, there were about 4,501 villas and palaces for sale in the country. More than 70% of these villas are located in the Kyrenia area and its surroundings. Only 4 villas were found in the cities of Lefke and Güzelyurt, while Kyrenia is followed in order by Magusa, Lefkoşa, and Iskele. There is a rapid increase in the number of villas in Magusa and Iskele. There are villas priced as low as £43,000 and as high as £1.5 million...

In the Girne area, we discovered approximately 3,378 villas, the most expensive of which is located in Bellapais and costs £1.5 million, while the cheapest is in Doganköy and costs £43,000. Most of the villas are situated in Girne Center, Asanjak, Esentepe, and Çatalköy.

Villas in the northern part of the Five Fingers are still the most popular area, but Magusa and Iskele are also rapidly developing. In March of last year, there were about 330 villas in these areas, while this year the number has doubled. There are approximately 410 villas in the Magusa area and around 330 in Iskele. The most expensive villa in Magusa costs 1 million pounds sterling and is located in Tatlisu, while the cheapest is priced at 45,000 pounds sterling and is in the Canakkale area. In Iskele, the most expensive villa costs 1.3 million pounds sterling and is located in Bahceli, while the cheapest is priced at 46,000 pounds sterling and is in Yedikonuk.
