The real estate prices in Croatia have reached historic record levels, while in Serbia they are falling. In Serbia's capital, Belgrade, prices have fallen in several key neighborhoods. For example, in the Palilula district of Belgrade, prices fell by 2.96% in September, with the current price per square meter around 2,394 euros. In the center of Belgrade, prices have decreased by 2.23%, with an average price per square meter of 3,333 euros. In the popular Mirijevo district, prices have fallen by 1.64%, and now the average price per square meter is 1,863 euros.

The Vračar district still remains one of the most expensive places for real estate with a price per square meter of about 3,353 euros, although even here there was a slight decrease in prices by 0.24%. Prices have also decreased in Novi Sad, in all''major districts. The biggest price decrease occurred in the Grbavica district, where the price per square meter is now 2,532 euros, which is a decrease of 2.73%. It is slightly cheaper in the center of Novi Sad, where prices have fallen by 1.49%, and apartments can now be purchased at a price of 2,642 euros per square meter.

Prices have also fallen in other parts of Novi Sad, as well as in other cities such as Niš and Pančevo. It is a matter of time before Croats realize this.

Despite the decline in real estate activity, the market is still at a higher level compared to the pre-pandemic period. The total value spent on real estate purchases in Serbia amounted to 3.3 billion euros, a decrease of 7% compared to''last year. The total number of real estate transactions amounted to 60,014 in the first half of 2023, a 12% decline from the second quarter of 2022, according to the Republic Surveyor's Office (RSO).
