The USA leads in investing in real estate in Portugal.

International funds led real estate deals in Portugal in2022, accounting for over85% of the total. Over the past decade, conditions have emerged that have led international funds to make such a decisive bet on Portuguese real estate that they led real estate deals in2022.

Leading the list of investors from the USA, a country that is at the center of the current financial crisis. Attractive real estate prices in Portugal, coupled with high market liquidity, have prompted foreign funds to heavily invest in our country. They have invested so much that, according to CBRE's capital investment manager Nuno Nunes, "real estate is owned by the dominant segment of the real estate funds market in Portugal," which should account for over85% in recent years, reports Jornal de Negócios.

In fact, it is not known exactly how many funds invest in the real estate market of Portugal for several reasons, as indicated by the same journal: many foreign investors (there is no publicly available data for review); investments are made through complex structures, making it difficult to determine who is responsible for them (whether it is funds or other investment entities).

In particular, the list of leaders includes American investors who have invested a billion euros in the market (about 37% of the total). The largest investors in the national real estate market are led by Blackstone, which acquired the Connect portfolio from Novo Banco for 208 million euros and the Bond portfolio from M7 for 125 million. The largest deal in the history of the Portuguese real estate market - the purchase of the Crow project for 800 million euros - was made by the American fund Davidson Kempner.
