This 14th-century villa on a secluded peninsula in Montenegro has not been on the market for over half a century. According to Niko Lakovich from Montenegro Sotheby's International Realty, this stone retreat was recently used as a vacation home. This house, owned by only three families over the centuries, was previously used as a quarantine station for sailors returning from long overseas journeys and is located on the Smokvica peninsula, Lakovich says. "It was considered a suitable isolated property with the necessary conditions for rehabilitation," says Lakovich. The peninsula, whose name means "Little Fig," is covered with wild fig trees, and the simple house with a terracotta roof and green wooden shutters is surrounded by cypress and pine trees.
“It can be used as a permanent residence, a second home, or a unique rental property,” said Lakovich. Noting that the estate is located near the famous Aman Sveti Stefan resort, set on 80 acres with pink sandy beaches, clear waters, and pine-covered mountains, and close to the future Fairmont/Raffles complex, Lakovich states that it is “one of the most prestigious” locations on the Adriatic coast in the Balkan country.

Rezhevichi is a historic village that emerged in the same century as the villa and is home to a charming Orthodox monastery. It is located 4 kilometers from Petrovac, a popular tourist destination with roots dating back to Roman times. "Petrovac, a small town, is one of the most beautiful on the coast," says Lakovich. "It is known for its traditional Mediterranean and Venetian architecture and two excellent sandy beaches - the main beach in the town and the smaller Lucice beach."
He also added that Rezhevichi, which consists of several small settlements, is "a former rural area that is now mostly populated with luxury villas." The town, equipped with all the amenities for independent living, has a relaxed atmosphere and resembles a five-star resort. It is located near two international airports - Podgorica, 22 miles away, and Tivat, 24 miles away.
